Baseball Playoffs...Yankees and No Braves?

October is a beautiful month. The cool crisp days, the changing colors of the leaves, and for sports enthusiasts,...playoff baseball.

When it comes to the playoffs, you could usually count on two things, the Yankees and the Braves. Although neither team tends to stick around very long once the games begin, you could always count on both of these teams being there come playoff time. This year however there is a changing of the guard. When the games begin, the Atlanta Braves will be watching on the sidelines like the rest of us. No Ted Turner, no Tomahawk Chops to annoy you, and no early exit for the Braves in the first round of the playoffs. This is really a good thing.

For almost two decades now, Brave fans have watched their team tear through the regular season, running away with the divison, and winning about 12 titles in a row. This is quite a record and would no doubt stand up there with great sport achievements if it weren't for the fact that except for one year, the Braves have bombed out in the playoffs. Year in, year out, Brave baseball fans have watched their team lose in the early rounds of the playoffs, and have lived with the title of the 'Best Regular Season Team in Baseball'. Sadly, like the Vikings and Bills of the NFL, who each went to the Super Bown four times without a championship, the greatness of the achievements will be lost amidst the fact that when it came to the big dance, they couldn't get it done.

It's really hard for one to fathom how a team like the Braves with great talent year in and year out could not manage to win more than one championship during a long, long run. Even allowing for the unexpected 'hot team' to knock you out every once in a while, you would figure that you would have to win a few along the way. But one? It's one of those rare freak sports things like the National League beating the American Leauge in the All Star game 17 out of 18 games or something like that. The difference in talent between the leagues isn't that great to explain how something like that can occur. No, there's something going on here that defies explanation.

For many years, Red Sox fans lived with the 'Curse of the Bambino' in which they believed they would never win a championship because they traded away Babe Ruth to the dreaded Yankees. This 'curse' seemed all too real for Red Sox fans until finally in 2004 they came back from 3 games down to the Yankees and beat them 4 straight and went on to win the World Series. This turn of events put an end to 'the curse' forever. Cubs fans also feel cursed and for them it lives on. It again reared it's ugly head in the 2004 Playoff's when a fan in left field reached out and snatched a foul ball and possibly a trip to the series away from the Cubs. Wooh to that fan!

Whether there are some supernatural events going on here, or just bad.bad luck, it will be strange not seeing the Braves in the playoffs this year. But Brave fans need to look at it on the brightside; no agonizing this year about which upstart team will knock them out. No wondering whether they'll get through the first round. No, this year they'll be none of that. Now they can sit back with the rest of us and watch the best team money can buy make an early exit. Here's hoping.

How To Buy A Property With No Money Down

Have you ever wondered why some people seem to get all the good real estate deals? Does it seem unfair that creating wealth appears to be for the rich only? Well I have some great news for you. ?No money down? deals on real estate can be done by everyone, when you learn the skills.

Buying a property with no money down is a mindset. The deals are not advertised as ?no money down? deals, they need to be constructed to be this way. And yes, anyone can do it, it just takes some education and a little confidence.

All real estate deals need to be seen as an opportunity and they may need to be worked a little. You may need to invest some time, face some challenges and grow and develop in your financial education to be able to make these opportunities in to reality. I will give you a few pointers as to how to work a real estate opportunity into a ?no money down? deal.

Firstly, don?t always believe what the real estate agents say, they will often tell you what can?t be done rather than what can. Let?s face it, most of them are not seasoned property investors.

One simple way to get this dreamy ?no money down deal? is to find a property that is worth investing in. Get a couple of valuations done on this property by different valuers. (A trick here is to get a few valuations done, they will all come back differently and then you can choose the highest one.) Make sure you do this BEFORE you buy the property. If the valuation comes in higher than the purchase price, then you can get finance based on the valuation, rather than the purchase price. Now a good rule of thumb when investing and building a property portfolio, is to get your properties financed with the highest LVR (loan to value ratio). Aim for 95% if possible. This will help you buy more properties and get your portfolio off to a flying start.

Some quick numbers to help you understand this concept: Say the real estate agent was asking $180,000 for the property. You got a couple of valuations that came back at $180,000, $190,000 and $200,000. (This is actually possible). Assume that you can get a loan for 95% of the valuation price i.e. $190,000. Therefore, you are paying $180,000 for the property but are able to get a $190,000 loan. You could even use some of this extra to fund your next deposit. Easy!

In Australia, and you?ll need to check the rules in other countries, but the big 4 banks use their own valuers, so you may not have the luxury of choosing a valuation. They often value it lower too, to ?cover their buts?. You will have to use a second tier lender, but that often isn?t a bad thing, in fact I use them more regularly than the main banks.

You could also make a contract subject to a valuation coming back at a certain price. If it doesn?t come back at that price, then you have the option of bailing out, but if you like the property, then you could ask the vendor to drop their price so that you still purchase for ?no money down? e.g. purchase price is $190,000 and you want a valuation of $230,000. If it only comes back at $198,000 then you can ask them to drop the price to say $160,000.

When purchasing a property, the finance is an extremely important part of the overall transaction. It is important to understand the system and work within it. There are often different ways of structuring things so it is advisable to get a broker (specifically an investment specialist e.g. Investor Finance), that can help you get creative with your finance deals.

You could also ask for vendor finance. If they can?t finance the whole property i.e. they may need the money for something else, then at least ask if they can leave in the balance of what you can?t get from the bank. For example, if you want to purchase a property for $500,000 but the bank will only lend you $400,000, then ask if the vendor will take a second mortgage over the property, and leave $100,000 there for you. This would create a ?no money down deal? for you.

A great tip for investing in real estate in general is to not fall in love with the property, but fall in love with the deal. Look also for MOTIVATED SELLERS e.g. divorced, bankrupt, lost job etc. For some places you can put in a crazy offer and then just keep your eye on it. If the property is still on the market in 3 months, then call them again and re-offer the crazy offer. It won?t seem so crazy to them now. You can then keep the property, rent it out or resell it or do a ?rent to buy? (see www.toolsforwealth.com for a product review of this brilliant strategy).

So in conclusion, you need to be CREATIVE for ?no money down deals? on real estate, but they are there. You just need to be able to see the opportunity and do things a little differently.

Outdoor Wedding? Ask The Church First!

Reasonable Request?
Recently a Greek synod banned outdoor weddings, citing that weddings held outside of a church lose their holiness. The leaders saw a trend of people talking on their phones, laughing, smoking, and even chewing gum during what was to be a holy ceremony, and they felt that those behaviors would not be seen in the confines of a church.

Raising Questions
The ruling brings up many questions for potential brides and grooms. The first of which is to know what your religious requirements may be before you start planning your wedding. Some other churches may frown on outdoor weddings, requiring that the ceremony be held in a house of worship. Other faiths may not have rules like that at all.

Requirements
Also, some religions and churches have certain requirements that need to be met before a wedding can be held there. Some churches require pre-marital counseling. Other churches may not marry a couple if they are not both members of a specific church. Still, others may only require that one member of the couple be of that specific faith.

And Considerations
The other consideration is that guests may not know proper etiquette when in a house of worship or at a religious ceremony held outdoors. While most of the behaviors that disturbed the leaders of the Greek synod are unacceptable no matter what faith the couple may have, the couple may want to take certain precautions to keep disturbances to a minimum.

The usher is a great tool in offering people alternatives. For instance, if a parent shows up with an infant the usher can point out a ?crying baby? area while seating the parent. This way the parent knows where to go if the baby starts crying, and then there will be few angry stares.

While every faith is different, there are a lot of things to consider when planning a religious-based ceremony. Be sure to know what you want and what the house of worship expects as you plan your wedding.

ThermalformTM Breast Gel Pack Helps Women Overcome Breastfeeding Problems Quickly and Comfortably.

LG Medical Technology (www.lgmed.com), a Washington based firm that develops new and innovative health-care products, announced it has released the Thermalform Breast Gel Pack in select retail locations throughout the U.S. A warm and cool gel pack designed specifically for a woman's breast and the crucial areas surrounding a women's breast, the Thermalform Breast Gel Pack provides comfortable and soothing therapeutic treatment for conditions such as mastitis, plugged milk ducts, engorgement and general breast pain.

Results of the study titled Why Do Women Stop Breastfeeding? Findings From the Pregnancy Risk Assessment and Monitoring System, published in the December 2005 issue of Pediatrics: The Official Journal of the American Academy of Pediatrics indicate that nearly half of all women who begin breastfeeding their infants discontinue within four weeks. The study reports, The most common reasons for breastfeeding cessation during the early postnatal period had to do with the physical discomforts of breastfeeding and women's uncertainty about the adequacy of their milk production and the satisfaction of their infant.

Doctors and nurses have long recommended warm and cool therapy as the most effective treatment for common breastfeeding problems that cause the physical discomforts that force many women to quit breastfeeding. In fact, it was a nurse, Milene Hanner, who understood from firsthand experience that there was a need for a better method of treating the common breastfeeding challenges that millions of women face. Until the release of the Thermalform Breast Gel Pack, women were forced to use less sanitary methods of therapy, such as bags of peas, ice or warm washcloths--none of which provide complete coverage of the entire breast, which is crucial to effectively treat breastfeeding ailments.

Hanner partnered with LG Medical Technology to develop the Thermalform Breast Gel Pack, and the product has received accolades from doctors, nurses and mothers across the country. Hanner was also given the prestigious Innovator of the Year award by Maryland's Department of Business and Economic Development in 2002.

The Thermalform Breast Gel Pack is ergonomically designed to conform to the entire breast while leaving the sensitive nipple area exposed. The packs are filled with a proprietary gel that retains both its warm and cool temperatures for much longer than other methods of therapy and can be quickly warmed in the microwave or cooled in the refrigerator. In addition, the packs are made from a sanitary hypoallergenic, latex-free, medical-grade PVC vinyl that can be hand-washed with mild soap and warm water.

New mother and Thermalform Breast Gel Pack success story Melissa Hunter, of Mason, Ohio, writes, The Breast Gel Pack was such a comfort after I had my daughter. Nothing else was able to encompass my entire breast the way it did, which helped with both breastfeeding and with the aching I experienced when I stopped. I've kept the Gel Pack for other purposes as well, such as my migraine headaches. It's been wonderful and pliable, good for many uses!

Previously only available from hospitals and medical centers, the Thermalform Breast Gel Pack is now available for purchase in specialty retail locations. To find a location or to order the Thermalform Breast Gel Pack online visit www.breastgelpack.com.

Home Buyers And Sellers Have Agency Relationships With Realty Agents

One of the most under-reported topics in real estate are the relationships real estate consumers have with real estate agents. Known as agency, the type of agency relationship you have with a real estate professional could impact the purchase or sale of a home. Mark Nash author of 1001 Tips for Buying and Selling a Home shares the ins' and outs of agency in residential real estate.

-Agency. The relationship between someone who is licensed as a real estate broker or salesperson and the person he or she represents, who is the principal. State laws vary on agency relationships, verify in your state what and how agency is defined.

-Fiduciary. Agents under agency laws have a relationship with the principal or client based on trust and confidence.

-Establishing an agency relationship. Written or oral (depending on state law) where brokerage services are provided to a buyer, renter, or seller in return for compensation. In some situations an implied agency relationship is created, through mutual consent and actions. You attend an open house and the host who is the listing agent offers to show you other properties and you consent.

-Dual agency. You are shown a home you are interested in by the listing agent, who has a brokerage agreement and an agency relationship with the seller. You decided to purchase the home and use the listing agent as your representative. This agent must disclose to you that they are now a dual agent, representing both the seller and buyer in the transaction. Not recommended. Undisclosed dual agency is against the law.

-Disclosure of agency by real estate agents. Mandatory in all states. An agent must disclose who they have a fiduciary relationship with.

-Buyer agency. The formal or informal agency relationship between a buyer and an agent who has a fiduciary relationship to the buyer. Preferred.

-How buyers agents can be compensated. Either the buyer pays compensation to their agent or the seller can compensate the buyers agent. Even though the buyers agent has a fiduciary relationship with the buyer, the agent can still be compensated by the seller through the sellers agent.
