Weight Loss Workouts for Busy People

You can get an incredible weight loss workout at home without any equipment. That's right, you can burn fat and lose fat in the comfort of your own home. You don't need fancy machines or expensive mega-gym memberships, and you don't have to deal with line-ups or sweaty, stinky fellow gym-members. Ewww!

Okay, here's the first thing you need. About a 8x8 open area. And your bodyweight. That's it. Don't rest between any of these exercises.

First exercise: Prisoner Squat

Place your hands behind your head, keep your elbows back, and squat down halfway to the ground. Keep your shoulder blades together to work your upper back and push your hips back as you squat to work your back of your legs.

Do that 10-20 times depending on your strength levels.

Second exercise: Push-up Plus

Do a regular pushup, but at the top, add a little extra push to round your upper back and make your shoulder blades move away from one another. Do 4-12 reps depending on your strength.

Third exercise: Plank

Support yourself on your forarms and toes and keep your body in a straight line from ankles to shoulders. You'll be hovering just above the ground. Keep your abs braced and hold for 10-60 seconds depending on your endurance.

Fourth exercise: Split squat

Stand with one foot 2 feet in front of your body and the other foot 1 foot behind your body. This is a stationary lunge position. Bend your back knee and drop your hips to the floor. Then push up using the muscles of the lead leg. Use a wall for balance or support if needed. Do 5-12 reps per side depending on strength.

Rest 1 minute then repeat the circuit up to 4 times.

Basic Rules of Preconstruction Investment Real Estate

Although the preconstruction real estate investing option has been around for many years and is nothing new, it just recently became well known to the masses and real estate investors all over the world are scouring the web for the best new construction and preconstruction real estate projects in areas where real estate prices are skyrocketing (Baja Mexico, Costa Rica, Bulgaria, Cabo San Lucas, Orlando). While the sudden increase in demand has influenced many legitimate developers to offer more projects and developments, it has also seen the emergence of many ill-prepared developers into the market. Here are just a few ways you can properly screen your preconstruction real estate developer / brokerage and make sure you are not signing with a less then reputable developer:

1. Read Small Print ? Before investing in a development, be sure not to fall victim to the curse of the small print. Avoid ending up the subject of those horror stories about real estate investors who are suckered into scandalous contracts with real estate developers. Some real estate developers will not let you sell the property until years after it is finished and others will charge huge penalties if the property is sold early. Always, have an attorney look at every contract before you sign anything.

2. Find a Preconstruction Brokerage ? Unless you are VERY well connected in the area's preconstruction market, it's a good idea to go through a real estate brokerage that specializes in preconstruction real estate developments. There are several reasons why using a quality brokerage can help you, but most importantly, they know the developers and can discern between which can ensure quality and which are accident prone.

3. Research the Developer's Past Projects ? If the developer has had huge delays in past preconstruction projects, it will probably happen in the next several projects. Remember that your time is money ? even if you get your full deposit back 2 years later, because of constant delays you may lose hundreds of thousands of dollars worth of wasted time and resources.

***Note*** As real estate developers have learned that the word preconstruction alone can sell out a project, they have created a new trend in the industry by labeling every phase of the project a preconstruction phase. Often these are low-quality condo conversions or condotels that are not worth half the asking price. BE SURE you are buying in the actual preconstruction phase before purchasing!!!

Just remember, the bigger the preconstruction real estate market gets, the more you have to watch out for fly-by-night developers and unethical brokerages that don't have your best interests in mind.

Shops of New York Manhattan


For tourists, it is always a great fun to read in a booklet that the city they are going to is he best shopping venue, as any city will call itself the best one. However, you may be sure that Manhattan, New York is like a shopping paradise.
Most of the Manhattan grocery stores are quite typical with standard choice of goods. But, if you live at yappi district there are two places worth visiting: Zabar's and Fairway. The first one is famous all over the world for its rare products such as all sorts of caviar, nightingale tongues and so on. The second looks like a rebuilt hangar with its glass walls. Anything can be found here: hundreds nut sorts, dozens of sausages kinds, cheese, salads, pre-prepared food, Syrian pitas, fruits, vegetables, Italian ham and what not. If you plan to buy products for a week here, mind that they will be eaten in three days.
Manhattan boasts all kinds of food stores. For instance, lets have a look at the Macy's food boutique. The variety of products is overwhelming - home food from Italian villages packed in designer package, bottles of high-quality olive oil as small as perfume bottles, and expensive as well..
Deli or delicatessens are the mixture of restaurants and shops. The centre of the room is full of all kinds of sauces, shrimps, crabs and what not - all for one price. But it is better to buy food at highly visited delis, where food is not spoilt.
Vitamin Shops might be of special surprise to you. There is a wide choice of vitamins - note that Americans take them daily. There are vitamins for pregnant women in their middle thirties, for schoolchildren that do not study well, for those who win Olympic games... The choice is amazing.
If you have a sense of humour, jokes shops is something that you will be keen on. There are no banal things here - only the most curious ones.
But the best shops are, of course, Clothing and shoe stores. The most popular ones are huge DAFFY'S, TJ MAXX'S, SYM'S and Century 21 shops with their excellent choice of clothes for reasonable prices. For instance, you will find a lot of high-quality clothes made by unknown Italian brands here. Also, there are famous designer clothes that were produced in different years - the assortment is changing constantly so you will definitely be satisfied. If you do not like the thing you have already bought, you may return it back for a 8, 25 % tax.
Boutiques are also represented here with their latest collections, great variety, but sky-high prices as well. Those who are determined to come in will be welcomed by model boys dressed in expensive costumes.
Clothes that is most convenient and pleasant to wear is found at the casuals shops, like Gap, Old Navy, Banana Republic и Eddie Bauer. Gaps can be found all over the place and offer high quality goods that does not look cheap. Old Navy - the giant's junior line with more than 200 huge shops all around the USA; Banana Republic offers more expensive and exquisite clothes with black colours dominating in polished shoes, shirts and costumes.
Eddie Bauer assortment is almost the same as in gap. Clothes can be ordered by catalogue and the choice is really good.
Gant is on top of this list. Things are rather expensive here, but its really worth it.
All in all, to choose your most favourite shopping place, you have to come to New York first and see it all for yourself!

It is crucial that parents have a baby car seat before they leave the hospital with their newborn baby! The newborn baby that rides in the back seat of the car that is rear-facing is the safest position that one can have them in their automobile. The padding that comes with the manufacturer's car seat, however, is perfectly okay to keep with your baby. Usually these are the ones that have a specific place for the baby's head. But an after-market padding for your baby's head could harm him or her if ever in an auto accident or even by a sudden stop of the car.

Once you get to the hospital to have the baby there will be all sorts of things to be worried about. Thinking about the car seat then will be an after-thought and you won't want to run out and buy a brand new car seat for your baby. Booking An Alicante Car Rental

An Alicante car rental is the most convenient way to travel around the Costa Blanca. Nine rental companies operate at the Alicante airport: Altesa, Aruiga, Avis, Centauro, Europa, Euopcar, Hertz, Record and Solmar. Compare deals and availability with several different companies to get the best rate.

The companies are located just outside the arrival area. They are grouped together and are easy to find when you arrive at the airport. Spend some time getting the feel of the car in the airport before you venture out onto the main roads.

Booking an Alicante Car Rental

Spurt in Prices of UK Land ? An Ideal Investment Opportunity?

UK is becoming densely populated to an untenable level. This has led to an acute housing shortage and a sharp rise in UK Land for Sale prices.

Prices for housing and land in UK has shown continuous upward trend due to a robust growth in average earnings - predicted to be close to 5% this year - as well as cuts in interest rates that has combined to prop-up the housing market .

According to Milan Khatri, chief economist at the Royal Institution of Chartered Surveyors, the medium term outlook is for steady price growth.

Despite a fall in the number of mortgage approvals in April, which are viewed as a forward indicator of housing demand, activity remains above the historical average and still point to firm demand conditions, Mr. Khatri said.

Top 10 Critical Mistakes Homebuyers Make and How to Avoid Them (Part two)

6.Waiting for the ?bubble? to burst. Hot markets come and go. Cold markets come and go. Markets become over-priced, then over-time become under-valued. If you are waiting for a severe correction in real estate prices, pull up a seat, because you might be waiting a long time.

Homes, unlike other investments (the stock market for example) are valuable in two ways: 1) Psychological value - homes have value because everyone thinks they should, and 2) ?real? value (people, homeowners and renters, need shelter).

Because homes are valuable in both respects, home values historically will usually only level out after a hot market. Sometimes homes will lose some value but not very much. St. George homes lost about 5% of their value after the last hot market in 1995?sort of like a balloon deflating because it took several years for this to happen.

If I were looking to buy a home I would be more concerned with interest rates and less concerned with playing with bubbles.

7.Not choosing a real estate agent carefully. In our town about 75% of real estate agents have been in the business one year or less. I suspect that this is true nationwide. The hot market of 2005 caused everybody and their brother to want to get their real estate license. When you contact a local agent, you probably have a 3 out of 4 chance of getting an agent who is severely under-qualified to represent you in the purchase of $250,000+ investment?your home.

You?ll want to contact at least four agents to make sure you are getting the best one you can find. Ask questions and then trust your instincts as to which agent is the best one for you.

8.Not having a home inspection done by a Professional Home Inspector. A good, experienced Home Inspector will catch problems in a home that most homebuyers would miss.

I have seen all of these items missed by a potential homebuyer, but caught by a home inspector:
a.A dryer vent, venting into the attic
b.A ground fault interrupt breaker not working (this can kill you!).
c.Evidence of termites
d.Aluminum wiring
e.A roof leaking into the attic, but not into the main part of the home (yet!).

Several years ago I became aware of a transaction in our real estate office where the buyers decided not to have a professional inspection on an almost new home they were buying. They ?inspected it themselves? to save the $300. Too bad they didn?t catch the fact that some of the basement windows leaked badly when it rained. The water stains were clearly visible had they known to look. That turned out to be a huge mess involving lawyers, threats and grief. This could have been avoided by paying the $300 to have a Professional Home Inspection.

9.Not receiving a home warranty at closing. It?s 3:00 AM. You wake up hearing water running in your newly purchased home. It keeps running. And running. You get up to check it out and find your basement floor covered with water from the broken water heater. Luckily the damage from the water is minimal. You go to look for the Home Warranty confirmation in the documents you received when you bought your home the previous month. You know that the home warranty company will replace your broken water heater for only $55. Suddenly, you slap your hand to your forehead and make the Homer Simpson ?Douhhh? sound as you realize that you didn?t get a home warranty because the seller wouldn?t pay for it and you certainly didn?t want to pay for it.

Lesson learned, always get a home warranty you buy a new home, even if you have to pay for it. It is money well spent. I would never buy a home without purchasing a home warranty. I never sell my own properties without a warranty for the buyer. It just makes good sense.

10.Not meeting the neighbors before you make an offer. Don?t you really hate it when your neighbors suck? Don?t you think it would be a good idea to do a little door knocking before you buy your new home? How about going online to look at your state?s website for registered sex offenders?

I did a little door knocking before I bought a foreclosed home in St. George. I was buying the home for my personal use and as part of the ?due-diligence? I decide to meet the neighbors. I asked which house was the ?bad house? on the street. I came to find out it was the home I was buying because the previous owners were noisy, rude, dirty, and didn?t care for their home. I changed that by buying the home and moving into it.

There you go; 10 simple steps to keep yourself, as a homebuyer, out of hot water. Violate any of these steps and you may end up losing a little or a lot of your hard earned money. Now go out and find the home of your dreams!
