How to Create a Lifetime Customer When you Sell Real Estate

How often have you seen a customer buy from one agency and then a few years later, list with a different agency? I've seen it far too often! I always wonder if the agent did something wrong, or just didn't bother to turn that person into a lifetime customer.

I'll admit, real estate customers aren't known for their loyalty. In fact, if you list a house and it doesn't sell right away, they might take their listing elsewhere even if you've spent hundreds on advertising for them. But there are ways to improve your chances of keeping them. And there are ways to turn satisfied buyers and sellers into Lifetime customers.

And remember, if your commission averages $10,000 per transaction and people move every 5 years, you stand to gain an extra $30,000 over the next 15 years. Then consider those buyers who like to do rehab. They sometimes buy more than one each year. Add in the friends and family each customer could bring you, and there's only one conclusion: Customers are worth keeping!

How to keep a listing: Stay in touch during the listing period. I can't count how many times I've gotten listings that used to belong to someone else, just because the sellers felt ignored.

So, rule #1 is Stay in touch, even when it's difficult.

It is difficult to call and speak with the seller when there's been no action, but call anyway. You can tell him or her where you've advertised, how many flyers you've given out to office drop-ins, how many flyers you've mailed to long distance inquiries, etc. Perhaps you took new photos and posted them on your virtual tour. Whatever you've done, let the seller know you did it.

In my office we kept track of all activity and mailed a monthly report, along with copies of each ad we had placed in a newspaper or magazine. In addition, we called mid-month just to stay in touch. This practice was responsible for most listing renewals. The important point is, you must make sure that the seller knows you're doing something regularly to promote the house.

OK, you sold the house. Everyone passed go and collected their money. Now what?

Now you send a thank you letter with a brief questionnaire asking for feedback on your service. It will let you know what you did right - and occasionally you'll hear what you did wrong! Don't be afraid of that. Welcome that kind of feedback because it gives you the opportunity to make a friend out of an unhappy customer. Write back and thank them for letting you know and for helping your career by letting you improve your service.

Next, put those names and addresses in a data base and start staying in touch. Every 2 to 4 months is often enough, unless you know that they have friends or relatives who are about to make a move.

Send a magazine article about their hobby, birthday cards, a postcard with a funny joke, a pretty picture, or perhaps an article about getting the house ready for winter. Anything that will interest them and keep your name in front of them will do.

I wrote a monthly newsletter, and if I was late getting it out customers would call to see why it wasn't there. That was before email became so popular. Now you could do it electronically at zero cost if you write it yourself, and you could add a personal note to really special customers.

You're going for Top of mind awareness, and you can only get that through regular contact. Your goal is for them to think of you first when anyone mentions needing a Realtor.

If you are considering buying a home, there are wide variety of things you need to keep in mind. These days, many newer homes are parts of developments and developments come with something known as homeowner?s associations. A homeowner?s association is essentially a cooperative for a development run by the owners of the various homes.

The association is created by the original developer who sets out a variety of rules regarding what can and cannot be done by homeowners living in the development. The idea behind the rules is to keep the neighborhood appearance uniform as well as maintain common areas such as landscaping, pools and so on. These rules can be changed, but it is fairly difficult to get all the homeowners to agree to do so.

If you are considering buying a home in a development, you need to be very careful. Specifically, you need to read the rules of the homeowner?s association. Then you need to read them again. They are boring and tend to be rather thick. Fail to read them, however, and you can end up with a home where you cannot live the lifestyle you are used to.

Things to watch out for include:

1. Are pets allowed in the development? If so, are there restrictions on the kind or pets? Are there restrictions on the number of pets? Many developments have severe restrictions in this regard.

2. Parking is an often overlooked issue by many home buyers. Specifically, the rules may contain restrictions on the number of cars that can be parked on the street, in a driveway and so on. If you have teenagers, this can quickly become a problem.

3. If you decide you want to rent your property at some point, you may be surprised to learn some association rules are so restrictive as to make it impossible. Again, read the language closely.

4. If you prefer to change the oil on your car yourself or do some maintenance, many associations bar any such activity.

5. If you have younger children, you might be surprised to learn that some homeowner?s association do not allow them to play in the front yard. Talk about a nightmare.

The list of rules and regulations for developments tend to be voluminous and a bit on the heavy handed side. Make sure to inspect them closely before buying into a development.

Condo Hotels: The Math

The SEC has legitimate concerns about some condo hotel developers selling units in their projects based solely on the 'forward looking investment potential'. If developers were left unchecked, with a pile of spreadsheets touting income potential, every condo hotel unit in the country might cash flow at remarkable levels, on paper, and every small real estate investor would have a PhD in condo hotel lingo. This is the fear.

I believe we are not giving the consumer enough credit, but I understand the fear. ADR, Occupancy, RevPar, the language of the hospitality industry can appear sexy at first glance. Nightly rates, rack rates and Average Daily Rate (ADR) can vary widely. Occupancy at a hotel has so many variables. Hotel management is one part science, and one part art, but it is all business. Real estate salepeople and developers are not licensed to sell business interests and this is the crux of the dilemna.

SEC rules require that securities or business interests are sold with complete and proper disclosure, but disclosure is such a slippery slope. Afterall so many other real estate properties are sold for their investment potential, like apartment buildings and warehouses, why are condo hotels treated more conservatively?

Consumers, while on vacation, buy condo hotel, not savvy seasoned investors. Again, I think we are giving the consumer far too little credit and information.

Consumers who look to purchase a condo hotel, are told to consider it just as simple real estate. To attempt to ignore the rental income potential and make their purchase more like a second home or vacation residence. But the income potential is still a large part of the decision. When the consumer is told by the real estate sales representation that they cannot in any way discuss income or income potential, time and again the consumer feels something is being withheld. I have witnessed as the potential condo hotel buyer asks why?

The consumer deserves an open dialog about risks and rewards in condo hotel ownership. Attempts are being made to create a firewall between real estate sales and hotel rental management departments but it is still disjointed and spooks consumers trying to understand their purchase decisions.

As CPAs, financial advisors, bankers and other trusted consultants better understand this new real estate product, its potential and risks the gap in the information for the consumer can be bridged.

The Humble Ranch Home May be Making a Comeback

After World War II, the most ubiquitous style of home being built in America was the ranch. It was simple in design and cheap and quick to build, which allowed builders to fill the tremendous need for housing that was created when American GIs returned from the war and began setting up their families. Ranch homes were the primary residents for a majority of Baby Boomers in the 1950s and 60s, but as those Boomers became adults, they often looked toward other architectural styles when setting up their own households.

Over the years, the ranch style home has become almost reviled for its lack of character. Critics have said it's just a single-story box, with no uncomplicated angles, a low roof, and a picture window facing the street. Since ranches were built in such abundance in the mid-twentieth century and were often thrown up as quickly as possible without regard for decoration or individuality, they came to represent the worst of American architecture in many people's minds.

However, the humble ranch does have its boosters, who say it's actually a quite livable style of home that offers a number of advantages. It's biggest plus comes from its footprint on an average lot, which allows for a reasonably large backyard in most neighborhoods, providing a significant amount of space for swing sets, sandboxes, and other children's recreational activities. A big backyard can also be a wonderful place for adult entertaining, as well.

As home prices continue to escalate, it's entirely possible that the ranch home will begin making a comeback in America. Since they don't require unusual angles and special building materials, builders can still construct them cheaper than their more elaborate counterparts. But that doesn't mean ranch houses can't be customized to make them more interesting or energy efficient, and if sited well on a lot, a ranch home can actually seem to be rising naturally from its lot, making it quite attractive from the street.

Interestingly, it may be the same Baby Boomers for whom the ranch was originally constructed in such abundance that will drive its comeback. As Boomers age, they'll begin to appreciate having everything on one level, providing easy access to every room in the home and to the outside. Their smaller price tags will also be easier to handle on a fixed income as Boomers begin to retire. Ranch homes, being simpler, will also require less upkeep and repair than other styles of homes.

Ranch homes can be as elegant as a person's taste and budget, and the same large backyard that was good for young children can be just as wonderful for adults with the addition of a swimming pool, large garden, or other amenities. Ranches also lend themselves well to gourmet kitchens, luxurious bathrooms, large fireplaces, or any other type of room that can benefit from being larger than average.

Even though the humble ranch has been disparaged for decades, it's provided a functional home to generations of families, and may find a renewed popularity as Baby Boomers begin to enter their Golden Years.

What To Look For In Older Houses

What should you look for in a home older than the 1950s? Of course, an older home will most likely be completely out of current building code, but most of those code violations have been persisting on the other 50 surrounding homes and have caused no problems. So, what is really important to look for? Probably the most important components of a house(and expensive to redo) are the foundation, plumbing, electrical systems, and roof.

When looking at a foundation, you should look for signs indicating that it is not level. Sometimes you can simply walk it and feel slopes. With pier & beam, the floors tend to slope towards the perimeter since rain and weather over 50 years has gotten to those outside piers and sunken them. With slab foundations, check for any cracks that may extend upwards across brick. With both, check for cracked tile inside the house or tears in sheetrock. The tears cutting across a tile or a sheetrock panel usually indicate some sort of foundation movement because basically the structure has moved enough to force a tear across a material rather than normal movement that just may crack or tear along seams or grout. Now, of course, if you have cracks or tears across seams or grout that are many millimeters wide, you may still have a problem. In the end, if you see any indication that there may need to be some leveling or foundation work, have a professional come out to do the measurements to be sure.

The plumbing system is another thing to check out. If the home is pier & beam, make sure your inspector runs water while crawling under there. It will be pretty obvious if you have leaks. Galvanized steel at about this time has run the course of its life, so if your home has steel, I would start shopping around for some bids to replace the system. Many older homes also have the iron drain lines, which again, at this age tend to break down. Check for especially green places in the grass where the drain line goes to the street, and you can guess that it is probably leaking. And again, the inspector should see the drain lines when under the home. If you have slab, you can perform a static test, where they fill your drain lines up with water while stopping it up at some clean-out point outside, and then watch to see if the water level drops. If it drops, then water is leaking out somewhere. The static test for slabs is especially important if the foundation has moved; otherwise, it is not typically done.

The electrical systems can get real pricey, if you do a rewire. Look for grounded outlets and have your inspector test all the outlets even if they look like 3-prong grounded outlets because many times the 3-prong is deceiving and there is no ground. You can also look at the panel box outside and it will be somewhat obvious if the box is all rusty & old, or if it looks recent. Your inspector should be able to let you know if the box has enough amps to power your household. Remember that these homes in the 40s had no central AC, computers, microwaves, etc., so they did not need as many breakers as a modern day house.

The roof is important obviously because it keeps the rain and water damage out of your home. You want something with a pitch, preferably, to get that water rolling down your roof and off the house. Flat roofs tend to leak more and you should be careful and tend to them, to prevent water penetration into your home. If there are leaks, check out the decking underneath to see how much damage and possible rotting is going on by looking in the attic at the roof's underside. Gutters are always a plus to divert water away from rolling directly off the roof and near your foundation. Also, if you are putting in central Ac/ heat, make sure the roof pitch is high enough to allow for a unit & duct work.

Those are the main systems to check out and some things to look for yourself. Of course, always have an inspector go over the entirety of the structure before buying a home. He will give you the expertise to evaluate the home professionally.

Property Price Gains Attract New Buyers To Malta

UK and European investors looking for high growth in 2007 are hoping for a repeat of the property inflation seen in Malta when it joined the EU in 2004, and it could become reality with the news that low cost airlines are to fly to the island, giving their real estate industry expectation that 2007 could be an exceptional year for price rises and sales.

In recent years the arrival of low cost - sometimes referred to as 'no frills' - airlines to a regional airport has seen property prices within a two hour drive escalate in popularity and price, especially among British buyers for France and Spain.

With the advent of these new flights to Malta, there is a possibility that demand for real estate in Malta will increase.

Commenting on the news, Malta holidays guide www.yourmalta.com say that a double digit property inflation figure for Malta is quite possible for 2007.

'Cheap airline destinations have proved to be a magnet for UK property investors, and if that trend continues then prices will go up in the next twelve to twenty four months', they say.

'Other than the local market, the UK provides most buyers for property in Malta, and with the British economy doing well it's quite possible that the island will be seen as a good investment opportunity'.

Tribune Properties, a UK company specialising in Malta properties, agree that property prices could rise in 2007.

'With lower fares, Malta becomes a destination viable for 3 and 4 days trips a few times a year from the UK, and that will attract buyers to look at Malta in the same way they do France and Spain when considering where to buy a holiday home abroad. The weather in Malta and low fares could be a magnet for buyers.'

There is a warning however from YourMalta that property prices on the island might not necessarily escalate in the same way that regions of France have seen when low cost airlines have started flying to their region.

'The Malta government has allowed more land to be used for property, and we anticipate a lot more apartment blocks being built short and medium term. Supply might well meet demand. Unless the political map of Malta changes and with it a change of policy towards her environment, there is a danger of Malta becoming the Tower Hamlets of the Mediterranean, or 1970's Spain where development spoiled much of the coast.'

Concern has also been expressed on the island about the infrastructure, with some tourists and potential property investors berating the state of the roads and - compared to mainland European and UK standards - dangerous construction sites.

'The real winners from the low cost flights could be the Malta hotels rather than the property industry', conclude YourMalta. 'We envisage a lot more people taking short three and four day Malta holidays, often booking their flights and hotels on the internet rather than via a traditional high street travel agent store'.

Discover More Funny Games Of Nutty Party

Wondering what type of game to select, to make all the girls laugh and enjoy the party. The following games always proved to be number one in nutty party.

Another active living-room game that was nutty enough to suit the girls was called True or false. The girls gathered in the center of the living room and were told the West end of the room was the false end and the East end the True. Sally read a list of statements which she had prepared beforehand about nut subjects. For instance, the leader read, The peanut is a nut that grows above ground. The first girls at the head of each line answered by going to the false corner of the room, which in this case was correct. Therefore, each girl won a point for her side. The second girls in each line answered the next question and so on to the end of the lines. Other nutty statements were:

The beechnut grows on the beach by the sea.
The hazelnut is a female nut.
The walnut is common in Minnesota.
The hickory nut grows on a tree famous for its wood.
The butternut comes from cows.
The chestnut is common around Christmas time.
To occupy the girls while their lunch was being prepared Sally started them on Fortune Telling peanuts.

Sally had removed the peanuts from their shells ahead of time. Into the shells she put tiny folded bits of paper on which were written such words as journey, wealth, success, 5 children, 2 husbands, and hard work. These she had hidden around the room. The girls were told that somewhere in the room was a peanut with her fortune inside. Each girl must hunt until she found one. After everyone had a peanut they opened up the shells and took turns reading the fortunes they found. Providing only one apiece eliminated that scramble that usually accompanies an indoor hunt.

These are some of the games that kept Sally and her friends busy at her Nutty Party. At the close of the fun the Head Nut of each team added up the scores each team had won, and the winning team was then given the privilege of having the losers serve them lunch. Sally lighted a fire in the fireplace and the girls squatted around on the floor to eat hot dogs and buns and drink pop. When the winners were all supplied with food the losers then received their hot dogs and sat by the fire to tell tall tales as they ate.

After the party Sally said, Gee, Mom that was a swell party.

Sally's mother was glad she had permitted Sally to have the party not only because Sally and her friends had such a good time, but she realized that Sally had learned a great deal about being a good hostess. Sally had made an effort to bring the shy girl into the games and had learned the value of cooperating with a hostess valuable knowledge that will help Sally enter adolescence with more poise and ease.

Lots of funny and interesting game brings all the girl in one accord of laughter .This is also the secret of Sally?s nutty party.

The History of Backgammon Now and Then


Backgammon is the oldest game in history. Also known as the wee battle, backgammon began in Mesopotamia (now known as Iraq) about 5000 years ago. However, Egyptians called backgammon Senat, which was a similar form of the current game played today. Centuries ago, only people in power, the prevailing figures of royalty like Egyptian pharaohs and kings, were permitted to play. The game started to expand worldwide over time. Different Backgammon variants were developed in various countries and cultures, but the basic rules of those variants resemble to that of the ancient form . For instance, Greece took hold of the sport and coined the name ac gamen. From there, the English adopted backgammon in the seventeenth century and have stuck with it ever since. Backgammon and other ancient games weren't never welcomed by many churches. The religious believe that the game was the work of the Devil led churches to ban and burn the game. The ban and burning had never stopped people playing games and having fun. The most influential gamer Edmund Hoyle, referred to backgammon as Tables, and wrote a book of rules for people who had difficulty understanding the concept. Backgammon history has impacted games, computer science and cultures.

Calculate Cost Basis

How to calculate cost basis can be a confusing concept to those who contemplate selling their real estate. Along with fair market value and holding period, cost basis represents one the three key components in identifying the amount of potential tax that may be due on the sale of the property.

Unfortunately, how to calculate cost basis is not a common concept ingrained in us through our normal day-to-day educational experience. However, it very quickly becomes very real as we explore various real estate exit and transition strategies.

A good place to start in developing an understanding how to calculate cost basis is by defining capital gain. What are capital gains and how do they apply to real estate? In simplest terms, a capital gain is the appreciation between the original cost and current sale price. The federal government and most state governments tax this "gain" if the asset is sold.

The sales proceeds less any associated selling costs represent the "value" of the property being sold. It does not matter if the property is encumbered by debt or not in this calculation. In contrast, cost basis is the bottom number that is subtracted from value to give us the answer to our gain question. Simply stated, cost basis is the original cost of the property, plus any improvements made by the owner. Improvements can be items such as:

  • Installing utilities on a building lot (electrical pole, well, septic system, etc)
  • New roof or deck
  • Remodeling the interior of the home
  • Numerous other improvements performed by the owner
When selling property, it is imperative to define the cost basis of the investment. Accurately define any improvements made on the property and compare it to the current value. The difference is the capital gain and subsequent amount that could be taxed by the government during the sale. By having developed an accurate cost basis, you will be better prepared to take advantage of the various capital gain tax planning options.

India

But that can be replaced with the increase in the number of malls and quality-conscious consumers. For example, Lovable's growth of 20 per cent last year was sustained by new retail space.

The joint market contribution of the leading five retailers in India totals less than two per cent. Though, Lingerie sales have increased by 12 per cent in the past five years because of a new awareness of intimatewear. Women's innerwear industry in India is worth Rs. 2,000 crore and is growing at an average rate of 12 per cent.

Turkey and Bangladesh have already observed the potential and are aggressively promoting its innerwear industry. Many Asian countries are defeating India in the US, the world's biggest clothing importer. According to the US office of Textiles and Apparel, in 2002 the country imported 198,094,426 dozen pieces of cotton underwear. India's contribution in this was a paltry 2.36 per cent. In bras using manmade material, the US imported 37,676,800 dozen pieces. While China constituted 32 per cent of these, Indonesia had 10.5 per cent. Even Bangladesh had 1 per cent. However, India exported a meager 0.65 per cent. Though, there is a great potential to be taped if approached in an organized manner with a proper set up.

Womenswear: the most profitable segment

The Rs.28,375-crore womenswear apparel segment covers 32.1 percent share of the Indian apparel market in value terms. In volume terms, market share of womenswear is one percent greater than that of menswear but in value terms its share is five percent less than that of menswear due to branded segment in womenswear was practically non-existent till a few years back. At present, it is the most profitable segment for investment. During 2005, volumes increased by 5.5 percent while value appreciation was as high as 15 percent.

Women's trousers and skirts category observed a highest growth during 2005, volumes growing nine percent and value appreciating more than 23 percent over 2004 levels. Western wear like suits and blazers and Lingerie are the two other categories where progress was excellent, volume and value growth being 10 and 21 percent respectively in the Western wear and 6.8 and 18.1 percent in lingerie.

In early days the Indian women mostly trusted foreign products or directed their friendly corner tailors to stitch form-fitting bodice, which were worn under dresses. But now the scenario is different. The first trendy movement for both men and women was seen when Associated Apparels Pvt Ltd, producers of Liberty shirts, introduced the world famous Maiden Form bras, Jockey men's underwear and Jantzen swimwear in 1962 in India.

It was a lanky period for Liberty shirts with complexity in imports and the export market initiation, so the late Bhawandas Wadhwani approached the lingerie business with technical knowhow from the USA. The brands got an achievement of optimum level with their styles and quality. But due to the government's restrictions for foreign brands, Wadhwani discontinued the overseas tie-up and changed the names to Libertina for lingerie and Liberty for men's underwear in the late 70s. From 80s to 90s the company focused on undergarments. Even today Libertina and Liberty are still one of the major players in the lingerie market.

With the great triumph of Libertina and Liberty, other Indian companies also shifted into the lingerie markets. In the 70s Peter Pan from Dawn Mills entered in the market with lingerie styles of the West. The brand was popular amongst the Indian women, but two decades later it vanished from the market.

In 1971, VIP entered the men's underwear market with a big-bang and became the most talked about brand due to its advertisement featuring model Dalip Tahil. Since then VIP is a leading player in the men's and women's underwear market. VIP launched Petals, a Lycra moulded cup bra with motifs, which was accepted well at that time, but was later discontinued. But introducing Loveable in 1996 was a huge success as they brought in a foreign brand, but it was made in India. Lovable was followed by Feelings, VIP's domestic products and Daisy Dee another foreign brand. The very ultra Vanity Fair was introduced in 2004 and lastly a Korean Brand Try for men and women in 2004. VIP's fashionable new men's innerwear called Frenchie X was targeted to meet the challenges thrown by the foreign brands.

Another leading brand in the lingerie market is Rupa & Co established in 1985. Its variety of men's, women's and children's underwear put together makes it India's biggest innerwear manufacturer and seller. Besides these two brands there are other labels produced by them. Amul, Lux Cozi, Dollar are some of the brands catering to a particular segment of the men's underwear market, while the lingerie segment has its own local offerings like Neva, Bodycare, Softy, Lady Care, Little Lacy, Red Rose, Sonari, Feather Line and many more.

In the 90s Jockey re-entered the Indian market followed by Calida and Liberti Blu. Then the very high fashion Gossard existed for a limited time. In the 21st century, Enamor, another foreign brand entered the Indian market through Gokaldas Exports and the very chic French brand Aubade started its only outlet in Mumbai. La Senza is the next foreign brand that is set to enter the market while Hanes has already set with a very unconventional ad campaign targeted to comfort for the Indian male.

One of the leading foreign players in the Indian lingerie market is Triumph. They have a presence in 150 countries around the world and a turnover of US $2 billion with a production of over 200 million units annually, producing 6000 new fashion styles per year designed by 200 designers in 11 countries. Triumph started its operation in India in six metros, and is now spread in 45 cities. As far as lingerie is concerned, India is still in its initial stage. India has to wait to become a matured market as compared to the other Asian markets like Japan, Hong Kong, Singapore, China and Vietnam. In the last three years there has been a great growth in the business but the retailing of lingerie and distribution channels are limited. Triumph markets through retailers, MBOs, and two franchisees in Mumbai and Kolkata, and further more they are going to increase in the near future. From 300 outlets in India they target to cross 1,000 outlets in three-five years. With all raw materials imported from Europe, Triumph is produced in Chennai and has gained a 50 per cent raise in sales since it came into the country. Though, Triumph is the only internationally managed brand, it also aims to satisfy Indian buyers and has the capability to source intelligent fabrics not offered in India. Triumph was the first to introduce moisturising fabrics with Aloe Vera and the one-piece bra which is produced by one piece of fabric. The sizes and styles are very particular to Indian consumers. Triumph which begun production in India in 1998 has been exporting to the USA before it came into the local market. With 80 per cent exports and 20 per cent local sales in India, Triumph adds new products and concepts for 5-10 styles each year.

Lately, well-known international lingerie brands - Aubade - from the fashion capital of France has entered in Indian market.

While the international lingerie outlook is as exciting and bright as the outerwear one, India's growth in the former segment can be called just about negligible. Body and beach fashion shows are showcased twice a year around the world showing the latest trends in innerwear fashion. New underwear fabrics with 'anti' treatment like anti-stress, anti-smog, anti-static, anti-allergic, anti- bacterial, anti-moisture and anti-odour pamper the body. Top European products like Bruno Banani, Excellent, Schneider, Louis Feraud, Calvin Klein, Gianfranco Ferre, DKNY, La Perla, Gossard, and Schiesser are some of the brands that set their inspiration to the ultimate test. Thanks to the new outerwear performance made by designers around the world and India, lingerie is seemed with renewed fascination in India too.

It may be shocking that there are 1000 Indian brands in the market but only 200 are nationally active. The others cater to markets in the vicinity of their production. Many of these brands have so far continued the advent of MNC labels for the last decade and should continue to do so.

The Indian lingerie Industry is growing because of the increasing domestic demand coupled with huge export potential. It will soon receive an upfront position. From a cottage industry it can be transformed into a growing trade. Indian brands have experienced that they have to be more quality conscious and work harder in branding, promotion, packaging and innovation. Only the mindset to make world class lingerie is lacking. Smaller countries like Sri Lanka, Turkey and Bangladesh are major producers in this segment. Indian companies have recognized the significance of innerwear for men and women and the competition is just boiling as new and more players arrive to offer Indians that much required fashionable lift.

We do whatever we can to keep our babies safe. There's so many precautions we need to take, that we sometimes take for granted that the manufacturers of baby supplies will put out products which are safe. Sadly, this is not always the case. Many times we find out from baby's getting injured, or worst, with the product. Always go over any baby supplies you buy with a fine tooth comb to make sure it meets with your safety requirements.


The main accidents that occur with high chairs is babies falling from them because the restraints were not used. Babies love to stand up in them, and many babies like to climb on the tray, unaware that it can't hold their weight. Deaths have occurred from them slipping down under the tray and strangling on the restraint straps. High chairs should have a waist strap and a strap that runs between the legs. Never leave a child unattended in a high chair. Too many accidents can happen too quickly.


Playpens are many parent's savior. It's wonderful to have a safe place to put the baby where we can take care of things around the house. However, deaths have occurred with playpens mainly when the drop-sides of mesh were left in the down position. When left down, the mesh hangs loosely, forming a pocket or gap between the edges of the floor panel and the side. Young infants, even a few weeks old can move to the edge and fall into the loose mesh, get trapped and suffocate. Deaths have also occurred when they have a rotating hinge in the center of each top rail to enable the product to be folded. These deaths resulted when the top rails collapsed and formed an acute 'v' shape that entrapped the child's neck. Make sure if the playpens or cribs have this mechanism that it locks automatically when the rail is lifted into the normal use position. To fold it, it should have a button or other release mechanism that must be used to release the latch. Make sure you always show any one who will be sitting with you baby how to operate any equipment correctly. Improper set-up can cause it to collapse. Never leave your baby unattended with the side down. Even when they are not in the playpen leave the side up. Children may try to climb back into the playpen, pinching their fingers on the unlocked hinge mechanism. Also, never use a pad that does not fit snugly and never add a second pad or mattress. Babies have suffocated when trapped between mattresses or between the playpen's side and mattress.


Walkers are another wonderful invention, but babies will take full advantage of their now mobile selfs. Make sure you keep them well away from stairs. Uneven floors and thresholds can make the walker tip over as well. They are also able to get into other rooms more quickly - so pay careful attention to the kitchen, especially while cooking. Baby gates are a great safety tool, and every home with a baby should use baby gates.


Other hazards are back carriers -- make sure the baby is at least four-five months old. By then the baby's neck is able to withstand jolts and not sustain an injury. The cycle carriers should not be used before a baby is one-year-old. Developmentally, children are just learning to sit unsupported around nine months old. It is not until this age that infants have developed sufficient bone mass and muscle tone to enable them to sit unsupported with their backs straight.


Do not sit babies in carriers on an elevated surface. Deaths have occurred from an active baby tipping the carrier over and off of the elevated surface.


You just got back from a nice walk with your baby and he has fallen asleep in the stroller. I know it's tempting not to disturb him, for fear of waking him, but deaths have resulted by infants wriggling feet first towards the front of the stroller and when their bodies passed through the opening between the hand rest (grab bar) and the front edge of the seat, they became trapped by the head and strangled.

I have just spent a delightful two weeks with my sister, Joy. Joy is the strong, energetic type who enjoyed a daily run before starting her teaching job. She had recovered well from a total mastectomy due to breast cancer twenty three years ago, and for the last two years had been having regular check ups for polyps in the bowel.

This showed that Joy was anemic, which prompted the Doctor to do a colonoscopy. Wilma?s other sister rang with the disturbing news! The colonoscopy revealed Joy had colon cancer and faced the difficult decision to have the whole bowel, or a major part of the bowel removed.

Six weeks after surgery and in between chemotherapy, Joy came to me to recover. ?I am going to enjoy every day,? she said. ?This has made me appreciate life, as none of us know what is in the future.? And enjoy every day we did! During our bush walks the birds seemed to sing louder and sweeter, the moss appeared greener, the trees bigger. To Joy, the mountains were awesome, and the walk along the beach with the feel of the sand between her toes and the clear blue water were described as, ?just beautiful?.

Joy praises God for every new day

As nature came alive and Joy took on a new appreciation of it, I was drawn to this thought for the week.

?When men invented flying machines they were noisy, but God made songbirds so they could sing the purest music on earth! (Genesis chapter 1, verse 21)

The sophisticated song mechanism of birds leaves scientists speechless. Birds are such skilled musicians that it often requires someone with a degree in music to fully appreciate their brilliance. Nightingales can have a repertoire of 300 songs stored in their brains! They will often sing 70 songs before they repeat the repertoire again with perfect accuracy. Many birds have ?absolute pitch?, meaning that they can determine exactly what key they sing in without reference to anything like a tuning fork!

Some birds can perform antiphonal singing where two birds alternate notes in a song. This requires knowledge of the duet by both partners and split second timing in the execution of the duet. When human beings do this it?s considered very skillful and impressive yet birds can accomplish it easily! Since man-made music has an intelligent composer, it?s perfectly reasonable to assume that birdsong has an intelligent, divine Composer.

Some say that birdsong is only required for communication and mating purposes, but the complexity of their music goes way beyond any simple sounds that would satisfy these needs. We can safely conclude that birdsong was created for our enjoyment and that the dawn chorus was meant to remind us to praise God for every new day!? www.thoughtfortheweek.co.uk

It is a reminder to us all isn?t it, to stop and enjoy what God has given us to enjoy. Often we are so busy that we fail to stop long enough to listen to and enjoy nature.

By the way, the doctor never found anything wrong with Joy?s foot. Joy believes God used the foot to get her to the doctor, as they found absolutely no signs that would suggest there was another problem. If she had left it unattended, the outcome would have been worse. She wrote this poem before she flew home:

Cancer is such an ugly word

For me to get it, oh how absurd

But cancer came knocking at my door

And it was quite a shock, that?s for sure

But I know that God really loves me

And so from all fear I?m set free.

For God has promised to be with me all the time

Even when the mountain is real big to climb

The birds are singing and I?m still here

I have great support with the angels near

I?m so blessed in so many ways

I?ll live life to the fullest till the end of my days

For God has got special plans for me

He?s given me promises so that I can see

That there?s hope in the days ahead

So I?ve got a purpose to get out of bed!

First, you should make sure that you work with a real estate professional that will guide you through the process of selling your home. In conjunction with your agent, you should determine the asking price by reviewing comparative market analysis. This shows how much homes similar to yours in the same area have sold or are selling for. Another item to keep in mind when deciding upon your price is the amount of time you are willing to wait for a buyer to make an offer. The process of working with an agent will include signing a listing agreement, which is an agreement between you, the seller, and your real estate agent. It enables your real estate agent to represent you as your exclusive Seller?s Agent. The contract usually includes such items as the length of the listing period, desired sale price, and the amount of commission for the broker. An important factor in determining the right agent is to you know the marketing plan before obligating yourself to a contract. The Science of Mother Love

A growing body of scientific evidence shows that the way babies are cared for by their mothers will determine not only their emotional development, but the biological development of the child's brain and central nervous system as well. The nature of love, and how the capacity to love develops, has become the subject of scientific study over the last decade. New data is emerging from a multitude of disciplines including neurology, psychology, biology, ethology, anthropology and neurocardiology. Something scientific disciplines find in common when putting love under the microscope is that in addition to shaping the brains of infants, mother's love acts as a template for love itself and has far reaching effects on her child's ability to love throughout life.

To mothers holding their newborn babies it will come as little surprise that the 'decade of the brain' has lead science to the wisdom of the mother's heart.

According to Alan Schore, assistant clinical professor in the department of psychiatry and biobehavioral sciences at UCLA School of Medicine, a major conclusion of the last decade of developmental neuroscience research is that the infant brain is designed to be molded by the environment it encounters.1 In other words, babies are born with a certain set of genetics, but they must be activated by early experience and interaction. Schore believes the most crucial component of these earliest interactions is the primary caregiver - the mother. The child's first relationship, the one with the mother, acts as a template, as it permanently molds the individual's capacities to enter into all later emotional relationships. Others agree. The first months of an infant's life constitute what is known as a critical period - a time when events are imprinted in the nervous system.

Hugs and kisses during these critical periods make those neurons grow and connect properly with other neurons. Says Dr. Arthur Janov, in his book Biology of Love. You can kiss that brain into maturity.

Hormones, The Language of Love

In his beautiful book, The Scientification of Love, French obstetrician Michel Odent explains how Oxytocin, a hormone released by the pituitary gland stimulates the release of chemical messengers in the heart. Oxytocin, which is essential during birth, stimulating contractions, and during lactation, stimulating the 'milk ejection reflex', is also involved in other 'loving behaviors'. It is noticeable that whatever the facet of love we consider, oxytocin is involved.' Says Odent. During intercourse both partners - female and male - release oxytocin. One study even shows that the simple act of sharing a meal with other people increases our levels of this 'love hormone'.2

The altruistic oxytocin is part of a complex hormonal balance. A sudden release of Oxytocin creates an urge toward loving which can be directed in different ways depending on the presence of other hormones, which is why there are different types of love. For example, with a high level of prolactin, a well-known mothering hormone, the urge to love is directed toward babies.

While Oxytocin is an altruistic hormone and prolactin a mothering hormone, endorphins represent our 'reward system'. Each time we mammals do something that benefits the survival of the species, we are rewarded by the secretion of these morphine-like substances. Says Odent.

During birth there is also an increase in the level of endorphins in the fetus so that in the moments following birth both mother and baby are under the effects of opiates. The role of these hormones is to encourage dependency, which ensures a strong attachment between mother and infant. In situations of failed affectional bonding between mother and baby there will be a deficiency of the appropriate hormones, which could leave a child susceptible to substance abuse in later life as the system continually attempts to right itself.3 You can say no to drugs, but not to neurobiology. Human brains have evolved from earlier mammals. The first portion of our brain that evolved on top of its reptilian heritage is the limbic system, the seat of emotion. It is this portion of the brain that permits mothers and their babies to bond. Mothers and babies are hardwired for the experience of togetherness. The habits of breastfeeding, co-sleeping, and babywearing practiced by the majority of! mothers in non-industrialized cultures, and more and more in our own, facilitate two of the main components needed for optimal mother/child bonding: proximity and touch.

PROXIMITY, Between Mammals, the Nature of Love is Heart to Heart

In many ways it's obvious why a helpless newborn would require continuous close proximity to a caregiver; they're helpless and unable to provide for themselves. But science is unveiling other less obvious benefits of holding baby close. Mother/child bonding isn't just for brains, but is also an affair of the heart. In his 1992 work, Evolution's End, Joseph Chilton Pearce describes the dual role of the heart cell, saying that it not only contracts and expands rhythmically to pump blood, it communicates with its fellow cells. If you isolate a cell from the heart, keep it alive and examine it through a microscope, you will see it lose it's synchronous rhythm and begin to fibrillate until it dies. If you put another isolated heart cell on that microscopic slide it will also fibrillate . If you move the two cells within a certain proximity, however , they synchronize and beat in unison. Perhaps this is why most mothers instinctively place their babies to their left breast, keep! ing those hearts in proximity. The heart produces the hormone, ANF that dramatically affects every major system of the body. All evidence indicates that the mother's developed heart stimulates the newborn heart, thereby activating a dialogue between the infant's brain-mind and heart. says Pearce who believes this heart to heart communication activates intelligences in the mother also. On holding her infant in the left-breast position with its corresponding heart contact, a major block of dormant intelligences is activated in the mother, causing precise shifts of brain function and permanent behavior changes. In this beautiful dynamic the infant's system is activated by being held closely; and this proximity also stimulates a new intelligence in the mother, which helps her to respond to and nurture her infant. Pretty nifty plan - and another good reason to aim for a natural birth. If nature is handing out intelligence to help us in our role as mothers we want to be awake ! and alert!

TOUCH

The easiest and quickest way to induce depression and alienation in an infant or child is not to touch it, hold it, or carry it on your body. - James W. Prescott, PhD

Research in neuroscience has shown that touch is necessary for human development and that a lack of touch damages not only individuals, but our whole society. Human touch and love is essential to health. A lack of stimulus and touch very early on causes the stress hormone, cortisol to be released which creates a toxic brain environment and can damage certain brain structures. According to James W. Prescott, PhD, of the Institute of Humanistic Science, and former research scientist at the National Institute of Child Health and Human Development, sensory deprivation results in behavioral abnormalities such as depression, impulse dyscontrol, violence, substance abuse, and in impaired immunological functioning in mother deprived infants.4 For over a million years babies have enjoyed almost constant in-arms contact with their mothers or other caregivers, usually members of an extended family, receiving constant touch for the first year or so of life. In nature's nativity scene, ! mother's arms have always been baby's bed, breakfast, transportation, even entertainment, and, for most of the world's babies, they still are. says developmental psychologist, Sharon Heller in, The Vital Touch: How Intimate Contact With Your Baby Leads to Happier, Healthier Development.5

To babies,touch = love and fully loved babies develop healthy brains. During the critical period of development following birth the infant brain is undergoing a massive growth of neural connections. Synaptic connections in the cortex continue to proliferate for about two years, when they peak. During this period one of the most crucial things to survival and healthy development is touch. All mammal mothers seem to know this instinctively, and, if allowed to bond successfully with their babies they will provide continuous loving touch.

Touch deprivation in infant monkeys is so traumatic their whole system goes haywire, with an increase of stress hormones, increased heart rate, compromised immune system and sleep disturbances.6

With only 25% of our adult brain size, we are the least mature at birth of any mammal. Anthropologist, Ashley Montagu concluded that given our upright position and large brains, human infants are born prematurely while our heads can still fit through the birth canal, and that brain development must therefore extend into postnatal life. He believed the human gestation period to actually be eighteen months long - nine in the womb and another nine outside it, and that touch is absolutely vital to this time of exterogestation.7

Newborns are born expecting to be held, handled, cuddled, rubbed, kissed, and maybe even licked! All mammals lick their newborns vigorously, off and on, during the first hours and days after birth in order to activate their sensory nerve endings, which are involved in motor movements, spatial, and visual orientation. These nerve endings cannot be activated until after birth due to the insulation of the watery womb environment and the coating of vernix casseus on the baby's skin.

Recall Dr. Janov's claim that you can kiss a brain into maturity. Janov believes that very early touch is central to developing a healthy brain. Irrespective of the neurojuices involved, it is clear that lack of love changes the chemicals in the brain and can eventually change the structure of that brain.

BREASTFEEDING: Liquid Love

Breastfeeding neatly brings together nourishment for baby with the need for closeness shared by mother and child; and is another crucial way that mother's love helps shape baby's brain. Research shows that breastmilk is the perfect rain food, essential for normal brain development, particularly, those brain processes associated with depression, violence, and social and sexual behaviors.8

Mother's milk, a living liquid, contains just the right amount of fatty acids, lactose, water, and amino acids for human digestion, brain development, and growth. It also contains many immunities a baby needs in early life while her own immune system is maturing. One more instance of mother extending her own power, (love) to her developing child.

LIMBIC REGULATION: The Loop of Love

Another key to understanding how a mother's love shapes the emerging capacities of her infant is what doctors Thomas Lewis, Fari Amini, and Richard Lannon , authors of A General Theory of Love, call limbic regulation; a mutually synchronizing hormonal exchange between mother and child which serves to regulate vital rhythms.

Human physiology, they say, does not direct all of its own functions; it is interdependent. It must be steadied by the physical presence of another to maintain both physical and emotional health. Limbic regulation mandates interdependence for social mammals of all ages. says Lewis, But young mammals are in special need of it's guidance: their neural systems are not only immature but also growing and changing. One of the physiologic processes that limbic regulation directs, in other words, is the development of the brain itself - and that means attachment determines the ultimate nature of a child's mind. A baby's physiology is maximally open-loop: without limbic regulation, vital rhythms collapse posing great danger, even death.

The regulatory information required by infants can alter hormone levels, cardiovascular function, sleep rhythms, immune function, and more. Lewis, et al contend that , the steady piston of mother's heart along with the regularity of her breathing coordinate the ebb and flow of an infant's young internal rhythms. They believe sleep to be an intricate brain rhythm which the neurally immature infant must first borrow from parents. Although it sounds outlandish to some American ears, exposure to parents can keep a sleeping baby alive.

The Myth of Independence

This interdependence mandated by limbic regulation is vital during infancy, but it's also something we need throughout the rest of childhood and on into adulthood. In many ways, humans cannot be stable on their own-we require others to survive. Recall that our nervous systems are not self-contained; they link with those of the people close to us in a silent rhythm that helps regulate our physiology. This is not a popular notion in a culture that values independence over interdependence. However, as a society that cherishes individual freedoms more than any other, we must respect the process whereby autonomy develops.

Children require ongoing neural synchrony from parents in order for their natural capacity for self-directedness to emerge. A mother's love is a continuous shaping force throughout childhood and requires an adequate stage of dependency. The work of Mary Ainsworth has shown that maternal responsiveness and close bodily contact lead to the unfolding of self-reliance and self confidence.9 Because our culture does not sufficiently value interpersonal relationships, the mother/child bond is not recognized and supported as it could be.

The ability of a mother to read the emotional state of her child is older than our own species, and is essential to our survival, health and happiness. We are reminded of this each time a hurt child changes from sad/scared/angry to peaceful in our loving embrace. Warm human contact generates the internal release of opiates, making mother's love a powerful anodyne. Even teenagers who sometimes behave as if they are 'so over' the need for a mother's affection must be kept in the limbic loop. Children at this age might be at special risk for falling through the emotional cracks. If they don't get the emotional regulation that family relationships are designed to provide, their hungry brains may seek ineffectual substitutes like drugs and alcohol.

Children left too long under the electronic stewardship of television, video games, etc., are not receiving the steady limbic connection with a resonant parent. Without this a child cannot internalize emotional balance properly.

Our hearts and brains are hardwired for love, and from infancy to old age our health and happiness depend on receiving it.

As the research keeps coming in and we gain a gradually expanding vision of how mother love shapes our species, we see an obvious need to take steps to protect and provide for the mother/child bond. We can take heart knowing that all the while we carry in our genes over a million years of evolutionary refinements equipping us for our role as mothers. The answers sought by science beat steadily within our own hearts.
