Housing Slow Down Means Buying Opportunities
It is fairly clear that the recent blazing hot real estate market has cooled off. If your local market is following this trend, buying opportunities may start to pop up.
Real estate is a funny game. What is good for one party is often bad for the other. In the case of the recent seller?s market, buyers were paying premiums for homes due to massive demand. Now that the market is cooling off, sellers are seeing prices flatten out or drop. While this is bad for sellers, it creates buying opportunities for the savvy buyer.
The recent blazing hot real estate market created a massive amount of wealth for many people. Whether you had owned a home for years or simple purchased three years or so ago, you may very well have doubled the value of your home. In such a case, you are sitting pretty regardless of what the market is doing now. What about people who purchased in the last year or so? Things may not be so rosy.
In the rush to get into the fast appreciating real estate market, many buyers in the last year paid top dollar for homes. To finance the homes, many of these buyers squeezed into unique loans that they can barely make the monthly payments on. As the market cools, many of these same people are finding their equity play has gone bad given the lack or even reduction of appreciation. To top matters off, they are suddenly seeing the interest rates on adjustable loans go up and up as the Federal Reserve raises interest rates to fight inflation. This double whammy is a disaster for such buyers and will further depress the market as more people look to sell out from under their debt.
As a buyer, the above situation presents you with a unique opportunity. While every local real estate market is different, more than a few will be hemorrhaging homes very soon. A classic example is the San Diego market, which has seen astronomical appreciation rates and new home growth. Nice tract homes have been selling for upwards of $800,000 in some parts of the city. As the market cools, people that financially squeezed into such homes are going to be looking to sell, sell, sell! Many will be selling at deflated prices or being foreclosed on. Indeed, the foreclosure market in many areas is going to be robust in the next few years.
While the slow down of the real estate market is not good for many homeowners, buyers should be in good shape. As the market swings to buyers, buying opportunities should be readily available.

Cities of Mexico

It has quickly become the main point of Los Cabos: million-dollar condos have sprung up, palm trees have been transplanted, golf courses have been laid, water has been piped in from San Jos and everywhere is kept immaculate.
The island of Cozumel Mexico has shops with a nice selection of goods including fine jewelry stores. There are so many great reasons to visit Cozumel that once you visit once, you might just get hooked. Compared to other tropical vacation spots, Cozumel is very inexpensive. The unusually short 2-hour flight from Houston, Miami, or Dallas/Fort Worth means you can be lying on a lounge chair sipping a beverage by noon!
Puerto Vallarta is smaller, quieter and younger than Acapulco. In its own way, it is actually every bit as commercial - perhaps more so, since here tourism is virtually the only source of income - but appearances count for much, and Puerto Vallarta, while doing all it can to catch up with Acapulco, appears far less developed and retains a more Mexican feel.
Christmas in Mexico
Christmas for Mexicans, in traditional homes and rural areas, is a religious holiday. It is a celebration of the Nativity. The first thing to know about celebrating Christmas in Mexico is that most everybody takes off the last two weeks in December to spend more time with the family, visit with old friends, even make new friends.

The alleys in the wharf area are full of specialty shops, restaurants, and open-air bars. In the summer this is a good area to visit mid-morning or late afternoon when its not so busy.
To Really experience the harbor take The Spirit of Newport harbor cruise that leaves from Bowens Wharf. This is a one hour narrated tour and passes by many striking attractions.
THE NEWPORT MANSION EXPERIENCE
For many their reason to visit Newport RI is the Newport Mansions.
The mansions were affectionately called summer cottages by the original owners because they were only used 612 weeks of the year during the summer season. These are 70 and 80 room houses, and showpieces right down to the last beam of timber or marble!
There are about 13 mansions in all to visit in Newport RI, with most located on or in the vicinity of Bellevue Avenue. The Preservation Society of Newport County operates ten of these and offers combo priced tickets. I suggest you try and visit no more than three in one day.
The most popular Mansions are The Breakers, Marble House, and The Elms. But to experience something different visit The Astors Beechwood, where youll literally be treated like a guest by role-playing hosts.
THE TEN MILE OCEAN DRIVE EXPERIENCE
Ocean Drive is a 10-mile route that starts on Bellevue Avenue and follows Ocean Avenue around a rocky peninsular with fishing coves, swimming beaches, and public parks.
The Ocean Avenue part of the drive is probably the most scenic with magnificent houses on rocky necks amidst the backdrop of a windy Atlantic Ocean. Youll see plenty people fishing and others clambering over the rocks searching for creatures in the tidal pools. Why not stop yourself and join them?
Brenton State Park is a halfway point on Newport RI Ocean Drive, and is one of my familys special stopping spots to have a picnic and fly a kite. The park allows pets, and has tables and grills bring your own charcoal though.
As you head out of the park youre heading back to Newport Harbor, and while the scenery heading back isnt quite as spectacular youll pass the Castle Hill Lighthouse, Hammersmith Farm, and Fort Adams State Park.
THE CLIFF WALK EXPERIENCE
The Cliff Walk will provide you spectacular views of the ocean, but parts of it are more of an adventure experience than an easy ramble, and its not recommended for small children.
Its 31/2 miles in length over paths that in some areas have been eroded and battered by the natural weather patterns of the area. Wear sneakers if you can, and show caution.
The North End Cliff Walk starts where Memorial Blvd meets Eastons Beach.
The first part of the walk is easy on good pavement and leads you to The Forty Steps. After the steps youll have great views of Ochre Point, Ochre Court, Cave Cliff, and Vineland.
Youre now heading towards Baileys Beach at the South End of the walk. This is a rough section and at times the path gets small and even seems to stop. However, by scrambling over the rocks youll be home free soon and be able to take in more stunning views of the ocean area.
So are you ready to experience Newport RI? Put on your sneakers, pack a picnic, and get ready for many Kodak moments on this trip.

Trying to do so will only hinder your learning and make it difficult to learn Spanish online. Imagine trying to teach a 4 yr old the definition of a direct pronoun vs. an indirect pronoun. We would never attempt such a thing. But the 4yr old child is still fluent in his or her native language.
So make your goal to understand and be understood. Focus on how to speak Spanish Don't focus on why Spanish is Spoken the way it is.

Master the Fundamentals
Many people spend their time learning a bunch of Spanish vocabulary that they could go a life time and never use. That's because the words are hardly used in normal everyday conversation. If you want to learn to speak Spanish online without Wasting anytime, I advise you to master the fundamentals. When I say the fundamentals I am referring to the basic vocabulary and basic grammar.
I know adults that have studied Spanish for a few years and they know thousands of words in Spanish. Although they may be proficient in Spanish, I would not consider them fluent. On the other hand, a three or four year old native Spanish-speaking child can speak Spanish fluently. It is not because the child knows thousand of words in Spanish. The child may only know about a thousand words or less in Spanish. But the child has mastered the fundamentals.
Mastery of the fundamentals is what separates the proficient from the fluent.
If you really want to learn to speak Spanish online make it a priority to master the fundamentals.

Take Advantage of downtime Finding time to study can be a challenge. Many people just don't have the time to sit down and study. But who said that you have to be sitting down? Become an Imitator
Some Spanish courses do not put much emphasis on pronunciation. I think that is a big mistake.
If you really want to be understood, you must try to mimic native speakers.
Have you every experienced someone that asked you for directions or some other question and you were unable to assist the person because you didn't speak her language. And then you suddenly realized that the person was actually speaking English but her accent was so thick that you thought the person was speaking another language.
The same thing happens to Spanish ears. If you do not develop good pronunciation, you will not be understand.
If you say the word dad in Spanish and you do not stress the appropriate syllable, a native Spanish speaker may think that you are talking about french fries. To English ears the difference may be very subtle. But to the Latin American its the difference between dad and potatoes.
So focus on mimicking native Spanish speakers.

Tempe, Arizona is such a great community to live in that homes for sale practically sell themselves. Who wouldn't want to live in such a dynamic community, a place with easy access to Phoenix, Chandler, Mesa and Scottsdale? Tempe offers great schools, beautiful planned communities, and lots of variety, conveniences and amenities.

Are You Really a Seller
Many people who have their homes for sale are not really sellers.. that is people who are motivated to sell. Many of todays sellers only want to sell if they get their price which may or may not be very realistic. Sellers are having a hard time accepting that the market has changed and the party is over. As these people either leave the market or get serious about selling prices appear to be falling more then they actually are. Homes priced on expectations not market value will not sell in today's market. If a home's value is $1,000,000 and it is listed at $1,500,000 then reduced to $1,100,000 it may appear as though the price has been drastically reduced when in reality it has not even reached the real market value.
If you really want to sell your home here are a few tips :
*Make Sure it Shows Well.. Clear out clutter, paint, put in new carpet or flooring. A few years ago you could get away with getting top dollar for a fixer. Today's buyer wants it in good shape or deeply discounted.
*Curb Appeal.. Re-plant flower beds, add pots of flowers, re-sod if necessary and paint the exterior. Most buyers make a large part of their home buying decision basedon the exterior of the property.
* Price It Right! That doesn't mean giving away the property but it does mean not overpricing. Zillow doesn't know your market so don't base your price on an online site that is getting money from someone other then you. Look carefully at the COMPS from your agent. A local agent knows the market and true market value.
* Marketing: Make sure your home is marketed in places other then the local papers. 75% of buyers start their search on the internet. You need to be there. If your agent is not marketing your property on the net you are losing access to a lot of potential buyers.
*Patience: Buyers are taking their time to purchase. Be ready to have your home on the market for 2-6 months. Entry level and premium priced A location homes sell quicker then those in the mid-level range.
Remember people are always buying and selling real estate. They get married or divorced, have babies or become empty nesters, retire or find new jobs. The market is always moving... it just moves to a different beat from time to time.

House Approves Increase in FHA Limits
The House of Representatives approved a bill to increase the FHA's lending limits and reduce payment restrictions.
The bill, which will help low-income and first-time home buyers, was sponsored by Ohio Representative Bob Ney. It received almost unanimous support by the house with a 415-7 vote.
The factors in determining the maximum amount insurable by the FHA for single-family homes will be changed as an amendment to the National Housing Act, according to the new law.
The bill allows the FHA flexibility in insuring mortgages up to the median home price in areas where home prices are extremely high. It will also provide for a maximum of 40-year mortgage terms.
The bill will eliminate all flat mortgage insurance premiums, instead instuting a tiered premium system according to the property's loan-to-value ration, the borrower's credit history and debt-to-income ration and the FHA's experience with comparable borrowers.
The current minimum downpayment of 3% will be discarded. The limit on federally insured reverse mortgages will also be eliminated
The law will allow loans to be more easily made in high-cost areas. For years, low-income buyers have been pressured to take out high-cost private mortgages due to the substantial increases in house prices in metro areas.
The FHA hopes that the new law will change this trend.
Modernizing FHA will improve competition in the prime home loan mortgage industry and effectively assist the industry in combating abusive and discriminatory lending practices, said Ney.
This bill helps further increase the country's homeownership rate, especially among low and moderate-income and minority families.

How To Avoid Getting Lost While Backpacking
If you?ve decided to go backpacking, hiking, and camping somewhere fairly close to home but in the ?back country? (out in the wild), there are a few tips and guidelines you should follow in order to avoid getting lost. Getting lost may seem like a mere inconvenience, but you really can put yourself in a life-threatening situation.
First, while some avid backpackers prefer to go alone to just enjoy nature and solitude, it?s best to take somebody with you in case you run into trouble and need help?or if you do happen to get lost, you can work together to avoid panic, and keep warm, fed, safe, and sheltered.
Second, make sure somebody (a close relative or friend) back home knows where you?re going and for how long you?ll be gone. Even just a general guideline of the area in which you?ll be backpacking and your estimated time of return (?We should be back by the end of the weekend,? for example), will make a big difference for your rescuers in being able to locate you faster should you get lost.
Next, take along a detailed map of the area. An updated topographical map of the area in which you?ll be backpacking, and specifically the trails you?ll be hiking and the sites in which you may decide to camp, will make a big difference in ensuring you don?t get lost. However, make sure you can understand and properly read the map before you embark on your backpacking-in-the-wild adventure. If the area and trails are fairly established, you can easily find maps at park services, ranger stations, and likely on the trails themselves. Maps can also be located online, and use Google Earth to locate a particularly ?wild? patch of land.

Is Your Child Protected By That Car Seat?
Is this the season for recalls?
A couple of days back, the National Highway Traffic and Safety Administration has announced the recall of hundreds of thousands of vehicles from two major auto manufacturers - Daimler Chrysler AG and the Ford Motor Company. However, it seems like another auto product is going to be recalled. If you are eyeing your newly purchased Mitsubishi OEM parts, then there is actually no need to worry. These products are not for recall.
It is really good that the Britax Child Safety, Inc. actually did a recall without the need for the NHTSA to be involved. They voluntary called back to their arms one of their child seat products - one model of their much purchased Boulevard child restraints with model number E9L57. According to the company, they are voluntarily recalling such a product because they have found out that such has been unable to comply with the safety regulations given out with regards to child seats.
If you have bought a Boulevard child restraint with the model number E9L57, you should do go first check if the product was produced from March 1st of this year up until the 1st of August. Products only produced during that period would be recalled. However, if you have other Britax products, then there is no need to worry for the company itself has said that there are no other products to be recalled.
What made Britax recall such products? Well, it is certainly a good thing that the company is doing random product evaluations. And on one of those, they were able to find out that the recalled model may be quite dangerous to the little child in it. They have found out that the top tether hook could actually open or even break during some situations. And if it does, of course, the passenger or the child in it could also fall down and get harmed.
Britax did several tests and they found out that the top tether hook actually opens or breaks during a certain situation. This was when the child restraint was actually installed facing the front. The tether was then attached to a dummy that was used in place of a child. So if the hook breaks during a crash, the restraint could move forward. Such increases the risk of injury and harm to the child.

Nursing in Crisis: How Hospitals are Dealing with the Shortage
The Current State of Nursing
Healthcare delivery has undergone critical change over the last several years, and the nursing profession has changed along with it. The end result: A reduction in the supply of qualified, experienced nurses. Those who remain are working under conditions of heavier case loads, technological complexity and increased acuity of patients. A condition which once warranted a lengthy in-patient stay is now treated on an out-patient basis, largely because of managed care requirements.
According to Debbie Pickup, Director of Human Resources at Southcoast Healthcare System and a former R.N., The nurse's role of patient care is the same, but the importance has escalated. Since hospital stays are shorter, a patient who undergoes surgery used to stay for one week, but now only stays two to three days. Nurses must assist the patient to bring him or her to a functioning level and put together a plan to support the patient and assure quality care, while discharging sooner. According to Barbara Munro, Dean of Nursing at Boston College, Nurses have said that the problem has been the working conditions - too few nurses, not enough support, an uncertain future, and forced overtime.
The role of patient families has also changed in the last decade. Both patients and their families are more educated and involved in the process, according to David DeJesus, Vice President of Human Resources at Southcoast Healthcare System. Families used to trust the care of the patient to physicians and nurses; now it's common that family members stay 24 hours a day, ask questions about the care, and put more demands on the nurses.
Reasons for the Shortage
The current shortage in qualified, experienced nurses is not expected to improve over the next several years. In fact, the majority of senior level nurses and nurse managers are reaching retirement age. As they exit the profession, fewer nurses will be available or willing to assume a management role. The current climate of understaffing, 24-hour shifts, increased management responsibility, and increased acuity of patients often leaves younger nurses reluctant to fill the gap.
Dean Munro sees the problem continuing. Most nurses are around 45 years old, white, suburban women, 80% of whom are currently working full-time. As they retire, they often leave because they're burnt out; unfortunately, there are simply not enough nurses to replace them.
Only a few years ago, industry analysts were stating that there was an over supply of nurses - not so anymore. Why aren't there enough nurses to replace those who are retiring or leaving the profession? Hiring managers are finding that younger Baby Boomers and Generation Xers are no longer viewing nursing as a viable profession because of the difficult work environment combined with a desire for more control, quality and balance in their lives. In addition, women have more choices of fields to enter. As one 20-year nursing veteran put it, There are simply more options open to bright women interested in healthcare; before there was only nursing - now there is 'medicine'. I recently took my daughter to work one day, but frankly, I'm not encouraging her to become a nurse. The working conditions are horrendous, the responsibility is huge, patients are acute, and the workload index is high.
According to Dean Munro, the national level of enrollment for nursing is down, although applicants to Boston College have risen. Of 20,000 applicants, only the upper echelon (about 2,000) is accepted. Boston College, Yale, and other academic institutions are forming accelerated programs to attract those who wish to change careers. Accelerated programs enroll people who already hold bachelor's degrees in other fields into a one-year intensive nursing program or a two-year master's program. The average age range for program applicants is 25 to 35 years old.
Debbie Pickup from Southcoast Healthcare System witnessed an increase in the average age of incoming nurses. The age of new nurses used to be around 21 or 22; now graduates have varied ages, often in the mid-30's. For many of them, nursing is a second career. They enter into a more acute clinical environment, where patients are sicker and more complex. Although schools have changed the curriculum, entry level grads have only basic skills - there is a great gap in the readiness of the individual.
How Hospitals Attract and Retain Nurses
Hospitals must now compete with one another to attract and retain nurses in a very competitive market. Southcoast's DeJesus notes that some hospitals are using preceptor programs to ease the transition of new graduates into high-paced, technologically complex clinical settings. Since new grads need more clinical experience, many hospitals create a professional development transition program. In addition to a week-long orientation, this program combines classroom time, and practical time with an experienced staff member for six months. This mentor relationship helps with a gradual introduction. Preceptors are trained and compensated. Mentors are often volunteers. It is a supportive transition that has received a very positive response.
Hospitals have had to be flexible in their approach to overcome the shortage. Use of travel nurses, for example, fills gaps whenever needed. Many nurses, particularly older nurses, often work per diem to keep working without the pressure of a full-time commitment. During a shortage in the early 80's, some Boston-area hospitals even recruited nurses from other countries, such as Ireland. Other approaches include sign-on bonuses worth several thousands of dollars, referral bonuses, and flexible hours. Flexibility of hours may allow nurses to work three 16-hour days, for example, with the next four days off. For women with children, a flexible schedule can be very important.
Southcoast's Debbie Pickup adds, Most hospitals are now focusing on retention. It is becoming critical to pay attention to all factors that are important to RNs in the clinical setting: having a voice and the ability to have some control over the practice of nursing. For example, a unit council meeting takes place on a regular basis and identifies issues and concerns to patient care. Years ago the nurse manager addressed this issue. Now TQM requires that more people are included in the problem solving and decision-making. Staff members are more involved in operational issues. Although some individuals still prefer that management fix all the problems, for the most part it works quite well.
Pickup added, The professional relationship between the nurses and physicians plays a factor on retention of nurses. If there is a good relationship, one that is consultative, respectful, and supportive, then job satisfaction is increased. If, on the other hand, the relationship is not positive, there is a higher turnover in the nursing staff.
Dean Munro strongly suggests that hospitals work closely with the nurses to determine their needs and establish their value to the organization. Perhaps the best ICU ever created was when nurses worked with the architects to design the unit. They designed a better unit simply by talking with the nurses.
Her advice to hospital management: Work with the nurses to see what is needed to improve job satisfaction. The number one concern is not always salary - it has to do with improving working conditions, being recognized for what they do, and obtaining the opportunity to learn new things. Nurses need to get a sense that they have done a good job for their patients. Listen to the nurses. Empower them. Make them part of the process. That process will be improved and so will the quality of patient care.

Once an offer is made on a home, the counteroffer process can move very quickly. Before you start whipping numbers back and forth, the issue of earnest money deposits needs to be addressed.

If you are selling a property, nothing gets your adrenaline up like receiving an offer from a potential buyer. All the hard work and inconvenience has paid off. All you have to do is get through the offer and counteroffer process. Of course, you are not going to accept the first offer. Instead, you get on your thinking cap and start strategizing on an effective counteroffer. While you are thinking, it is important to remember the earnest money deposit.
An earnest money deposit separates the men from the boys when it comes to evaluating potential buyers. In essence, this is where you see both how credible and serious the potential buyer is regarding your property. It is both a statement of their liquidity and their knowledge of the process.
An earnest money deposit is also known as a good faith deposit. The amount of the deposit is entirely negotiable, but typically is an amount of ten percent or less of the sales price of the property. The custom and practice in your area regarding the percentage is the key. It will differ from area to area in the country, so make sure you get a bead on what is expected. If the customary deposit amount is five percent and you demand ten percent, it could be a deal killer from the outset and the buyer could move on to another property.
Once you have agreed on a percentage, the buyer should deposit the earnest money deposit with a third party. The party can be the escrow agent, an attorney or even a bank in certain states. If the transaction goes smoothly, the deposit is credited as part of the down payment on the home when the transaction closes. Ah, but what if it does not go smoothly?
The earnest money deposit can be forfeited to the seller in certain situations. Ostensibly, the particular situations are governed by what the parties agree to in writing and state law. In general, the buyer will get their money back if the deal falls apart because of a seller issue such as massive termite problems that were not identified by the seller before the offer was made. In turn, the buyer can lose the deposit amount if they simply refuse to go forward with the transaction. In some real estate contracts, this process is known as liquidated damages automatically awarded to the seller given the fact you wasted time with the buyer and had your property off the market.
All and all, earnest money deposits should be looked at as back up protection, not a potential profit center. If a buyer is unwilling to make a deposit, reject the offer and move on.

Weekend NFL Betting

This will be QB Luke Getsy's Zips first conference game of the season, while the Golden Flashes already stand at 2-0 in the division. A win here by Kent would give them some fantastic breathing room the rest of the way, and they would have to be considered the odds on favorite to reach the MAC Championship game if they were to hold serve at home the rest of the way. Expect another solid MAC battle to occur, so tune into FOX Sports Cincinnati to see these two slug it out.
The 3:30 ET time slot is when most of the day's fun begins. Oregon takes on Arizona State, Georgia Tech invades Blacksburg to take on the Hokies, the Gators seek revenge in The Swamp over Alabama, and Texas Tech and Texas A & M will battle it out in what's become a very fierce rivalry over the years. You can catch the SEC battle on CBS, while all the other big games will be broadcasted on ABC.
Lincoln, Nebraska will be in a frenzied state come 7:00 ET as their Huskers take on the Kansas Jayhawks in what's certain to be a bloodbath. The Jayhawks snapped a 36-year losing streak to Nebraska last year in Lawrence, and dished out a woodshed beating in the process. Tune into Fox Sport Net to see if HC Bill Callahan decides to return the favor.
A couple of Big 10 powerhouses take the field at 8:00 ET as the Michigan Wolverines visit the Twin Cities to take on the Minnesota Gophers, and the #1 ranked Ohio State Buckeyes invade Kinnick Stadium to lock horns with the 13th ranked Iowa Hawkeyes. One game looks to be a blowout, while the other should be very competitive. Can you guess which is which? Be sure to tune into ABC and ESPN to find out!!!

Jacksonville not only lost to Indy once gain, but they cried about it after saying the Colts were cheating and threw too many cheap shots. Upholding Volvo Standards
A full-size station wagon, the Volvo V70 of the Volvo Car Group is originally a development of the 850 station wagon and sedan series. A trivia for this car company is that it has a naming strategy that completely depends on the vehicles' size and body style. The car manufacturer, Volvo, in the station wagon segment adopted V (which means Versatility), S (which stands for Sedan), and C (which refers to the new Coupe and Convertible).
The Volvo V70 upholds the Volvo body style which means artless riffs on the right angle, bearing utility and beauty all in one vehicle. Being Forty is Not the End of the World Don't Let a Number Get You Down
So many people dread becoming forty. Why? Is it really that bad? The answer is definitely o. There are a multitude of reasons why being a little older is nothing to fear. Being a little older has its benefits. It's all a matter of keeping a positive attitude and making the best of your life.
Remember, it's only a number
If you talk to someone in their 80's, they will think you are still a child. You aren't old, just a little older than you used to be. Look at it this way; you know yourself better than you did at twenty, and now avoid the situations you had once been in, out of knowledge of what does and does not work. For example, bad relationships - through trial and error we learn what is good for us and what is not when it comes to the opposite sex. You've been there and done that. Maybe all life's questions aren't answered by now, but you are a lot more savvy to the world than you used to be through life experience. Years do that, they teach. Now that some painful past lessons have been taught, they don't need to be re-learned unless you ignored them the first time around.
Don't feel that you'll never attract a mate because you are over 40
That is nonsense. If you want to date, then date. Men who want twenty-year olds are not men you want to be with anyways. I have a certain feeling of relief not to feel the need to stuff myself in push-up bras, live in high-heels and look like a Stepford wife. I am myself, and haven't let myself go, but am no longer chained to trying to please others with my looks. When I was younger, it seemed that looks mattered so much. Now, who cares..looking good is relative. Take care of yourself mentally and spiritually. Be yourself and attract someone good for you, not someone who expects you to dress or look a certain way. Been there, done that. I learned my lessons and am glad to be done with them. Celebrate what you do have instead of what you don't have.
Do you have a loving family, a safe place to live or peace of mind?
If so, great, be proud of this. If not, then work to get these things. It's your choice how you react to the world around you so choose to think more positively about life and the good things in it. Be glad to have good health. So many people in the world are incapacitated or ill in some way, so be glad you are doing well. When I had back trouble, it humbled me and showed me how important it is to be good to my body. I stopped carrying ten bags of groceries at a time, and carrying too many heavy things. Another lesson learned. Value your health, it is the most precious asset you have.
Wrinkles? Eye Bags? Jowls?
First of all, you're your own worst critic. Chances are, any changes in your face are not that bad. If you are totally horrified about your appearance, you can always contact a plastic surgeon. Or, live with them and just look at them as proof that you are mature and not old yet, just a little older. Not a big deal unless you make it one. Just go with the flow. I had a chemical peel and laser treatment done a year ago, it was like going to a spa and not highly invasive. It took slight discolorations from the sun off my face, helping me be happier about my appearance. It has lasted a long time, and if I feel the need to do it again someday, I will. Don't worry, you won't look like someone who hit a wind tunnel, and all the skin is pushed back. Nope, that is for those addicted to plastic surgery who have gone too far with facelifts. The chemical peel and laser treatment didn't change my skin color and the afternoon session actually felt good. I recommend it highly.
Feeling overweight and want to fit back into those high school clothes?
Then prepare to work it off by daily exercise, cutting back on fat and watching what you eat in general. Throughout my life, my weight has gone up and down, depending on who I broke up with. Every time a relationship ended, I gained weight, then I'd get my second wind and work it off. Identify your eating triggers, and build discipline. Don't let food rule you, enjoy eating but in moderation. I like to cut my portions in half, if something is fattening, rather than deny myself an occaisional splurge. Then, you have two portions instead of one, and you get double the pleasure. It's a good thing.
Whatever the case may be, don't feel down about being forty. You will adjust and in a good way. It pays to be careful of your health, to ward off any future problems, and enjoy your life to the fullest while you are still young. Yes, you are still young. Talk to people who are much older and they will reassure that their lives were probably just beginning at forty. Think positive, and just go with the flow.

Keep Your Emotions in Check
It is easy to become emotional in a real estate transaction. After all, hundreds of thousands of dollars are involved. And even beyond that, your family is impacted -- the home is a central figure in a family's life.
Working in marketing and advertising has taught me many things over the years. The main one is that all purchases are emotional. You appeal to the emotions and that will sell an item. We buy a specific home to satisfy an emotional need.
And those needs from person to person. They can be rational, and they can be irrational. If we all purchased a property based on logic, everyone would be living in a basic home that met basic needs. A roof is all that is necessary. There wouldn't be million dollar estates. There wouldn't be differences in homes. We wouldn't be trying to show off.
But what can you do?
You know that you are going to make this decision partly based on emotion. That's fine. But don't let it override the facts. Don't walk through the home you can't turn down, yet can't afford. Don't even go there. Even though a home appears perfect to you, make sure you have it professionally inspected. Don't let your emotions tell you that the facts aren't necessary.
They are very necessary.
When you want something badly, you tend to rush into things. And that isn't always good in real estate. Make sure that you make a sound decision. Tour several homes. Compare them to each other. Look at the prices, the mortgage cost, the monthly payments and the impact to your budget. Remember that money is a very emotional thing also. You have to keep the facts in check to keep your emotions in balance.
You have to look at buying a home as a business transaction. And you have to look at selling a home as one as well. We often have hurt feelings when selling our homes, simply because we are emotional about the process. We are packing up and leaving our home. No matter how wonderful the new home will be, it is still emotional. Many an emotional speech has been made during a closing. Yet, if you keep in mind that it is emotional for everyone, perhaps your stress will be somewhat limited.
When you become emotional during real estate transactions, it simply adds to the stress of the situation. It can often ruin the whole experience for you and your family. Remember, it all will work out. If something happens, and it doesn't -- it is for the best. There are reasons that mortgages are declined. There are reasons that appraisals come in below the selling price. There are reasons that inspections turn up problems. And those are all things that protect both the buyers and the sellers. They are good things in the long run.
When you find the right home, you will know it. It will not only be in your price range and fit your familial needs, but it will draw you in emotionally. You will feel like you are at home. Good luck.

Seriously ill companies need to be placed in intensive care unit. As with grave medical crisis, dealing with the business failure quickly becomes extremely exhausting and requiring special care and medical attention. Phase 1: Surgery: This is to restructure the troubled organisation to face the harsh and new reality and quickly improve its cash flow. During this phase, the company may need to downsize, right size, re-engineer or delayer in order to turn the ailing company around. The use of financial control is critical in this phase.
Phase 2: Resuscitation: This is to revitalise the business so as to increase its sales revenues and profits. After obtaining a brief reprieve from cash flow collapse, the company has to grow its business quickly. The use of marketing strategy is important during this phase.
Phase 3: Nursing: This is to nurture and establish a strong and healthy corporate immune system in order to sustain long-term growth. After growing the business, the company needs to be strengthened to prevent a recurrence of the problems while equipping itself to handle future changes in the marketplace. The emphasis here is on innovation.
For complete corporate recovery, it is important to finish the full course of antibiotics prescribed in all the three phases. Some companies may need heavier dosages of surgery while others may require more of resuscitation and nursing. Mere restructuring through surgery alone is not good enough. As a doctor once said: The surgery was good but the patient died. Without the resuscitation and nursing phases, it is akin to not completing your antibiotics and the bacteria are not completely eradicated from the system. During the next attack, the bacteria may become more virulent as they have built up resistance against the antibiotics. Then, you may need a stronger spectrum of antibiotics to treat the mutated bacteria.
Building a strong and healthy company takes a long time in Phase 3 - it is not a one-time inoculation. It is like taking vitamin pills every day for the rest of your life in order to build a strong corporate culture, which can embrace changes.
There is another medical parallel in the deployment of techniques used in the three phases. Phases 1 and 2 can be compared to the use of Western medical system with its invasive, scientific and chemical approaches. The Western medical approach is very suitable for acute and life threatening situations where time is of essence. Phase 1 and 2 are the science of the corporate turnaround process. In phase 3, the use of traditional Chinese medicine (TCM) is more applicable, natural, holistic and philosophical. This renders it suitable for chronic and comprehensive cures. Phase 3 is the art of the corporate turnaround process.

If you're a new mother of twins, get ready I'm about to let you in on a secret which is quite possibly the best purchase you could make. A double baby jogging stroller. Breastfeeding And The Working Mom
The good ole days are gone when women left their employment to raise their children when they found out they were pregnant. Sad but unfortunately true. In today's socio-economic climate, it is almost always a necessity that women return to the workplace once their maternity leave is over. Of course at this point one of the problems new moms face is how to continue to breast-feed their newborn baby. Many Moms will find that breast-feeding then becomes a luxury that many nursing mothers are not able to manage due to the problems associated with both working and being able to breastfeed their new babies.
If you have to go back to work after having your baby it doesn't automatically mean you have to give up breast-feeding. Normally with a little contemplation and ingenuity, it can work out quite nicely.
You may find that many of today's firms and/or employers are becoming increasingly aware of the problems new mothers face when it comes to breast-feeding, and to be fair to their employees, the firm/employer will furnish the facilities needed for the working mother to express her milk via a pump which she can then fed to her baby. Unfortunately these types of employers are still way too few and far between, and the reality is that majority of nursing mothers will give in to defeat and start their baby on formula milk. Be diligent and pursue!
If you are lucky enough to be able to express your milk while you're at work, you will want to give prudent thought to how you are going to do it successfully.
Here are a few suggestions you may want to consider when shopping for supplies and/or equipment needed for expressing your milk at your place of work.
* A breast pump is clearly a necessity. This is your most significant piece of equipment. Don't be afraid to spend some money on this! Make certain you buy an electric pump, (this is highly recommended) and you are confident of how it works.
* You will require a cooler bag or tote to place the milk in after it's been expressed.
* Have lots of baby bottles (important... don't forget the lids). You will of course need to be sure they have been sterilized to ensure your baby doesn't get an upset tummy.
* It's also an excellent idea to have a hand breast pump just in case of any emergencies that may arise.
* Use a marker to put the date on your feeding bottles.
* Try to wear the appropriate clothing for breastfeeding. This will make the task so much easier for you.
* Have a supply of disposable pads so you don't have to worry about leakage.
You may be a high profile businesswoman, or you may be working in a factory, it really doesn't matter. What does matter is that your clothing is appropriate for both work and pumping your breast milk. The last thing you want is to go into a meeting after expressing your milk with stains on your clothes be sure you are wearing a top that is buttoned down the front; it's also a great idea to keep a napkin or tissue accessible in case you have some spillages.
Another important piece of clothing... a good maternity bra. Maternity bras open very conveniently in the front and are perfect for breast-feeding. Don't forget those breast pads in case of leakage.
All your efforts to breast-feed your baby while working will pay off in the long run. Breast milk is the most wonderful thing you can give your newborn!
