Try These Yoga Poses for Jet Lag

Jet lag appears definitely to be one these things: A Condition resulting when travel across time zones leaves a person feeling ?out of sync? with local time at his or her destination. That considered, to get you 'back in sync', one highly recommended solution will be Yoga

What, with the poses balancing effects on the body (namely the inversions), yoga helps immensely to deal with the effects of jet lag, of course when used correctly.

The two main poses will be the Shoulder stand (and its counter poses) and if possible, the Sun Salutations.

In regards to the latter choice, the Sun Exercises, these are definitely a wise choice in that they stimulate and balance all the systems of the body including the endocrine, circulatory, reproductive and digestive system.

The main benefit one can look to attain from using Yoga for Jet lag will be restoration and balancing which it brings about as one executes the use of some of its poses.

This perhaps reiterates why using the shoulder-stand yoga pose for jet lag as previously mentioned may indeed be a great and wise choice as this pose as well affects all the bodily organs. By pressing the chin-lock, it stimulates the thyroid gland, balancing the circulatory, digestive, nervous, reproductive and endocrine systems. It tranquilizes the mind, alleviates stress and psychological disturbances. It is indeed a panacea, a cure all

One can also try the yoga-esque Hindu-Push-ups as this helps drain the brain of unwanted ?debris? and the incorporation of the Yoga Relaxation Pose does just as its name suggests, relaxes the entire body while simultaneously relieving stress and speeding up the elimination of metabolic wastes.

It's safe to say Yoga has something for everything and everyone so for Jet Lag; you will do very well to strike some Yoga poses!

The Leading Styles In Bra Technology Today

There seems to be a never ending quest to design the perfect bra and while some great new designs come out every year there probably still isn't one that is considered perfect. Still, there are some that stand out over the others like the ones below.

Playtex is one of the oldest bra makers in the United States and while they may not be known for having the sexiest bras they are well known for their support and comfort, especially the eighteen hour design. This one features padded shoulder straps which keeps the shoulders from hurting and is excellent for those who are larger busted. This is an excellent choice for those women with extra support to keep everything in place.

Another popular choice these days is the low cut T-shirt bra from Gap. Not only does this bra feature outstanding comfort, flexibility, and style but it comes in a rainbow of colors at a great price. Another great plus is that it can be converted to a racerback style as well. One of the most popular colors is the nude color that is undetectable under white shirts or even lighter colors. This bra is also very durable and will last through many washes.

The Demi bra from Jockey has received rave reviews since it was first introduced. With well designed cups that are perfectly padded and well shaped this bra is great under tank tops and T-shirts. Another feature is the thin design of the straps which helps them to not be visible but at the same time does not cut into shoulders.

The Lily of France bra is one that serves multiple purposes as it can be worn for work and can be modified in the evening for a more sexy look. One of the best features is its ability to enhance one's cleavage giving lift and boost where it is needed. These bras are comparable to some of the more expensive types on the market at a more budget friendly price.

Of course no discussion about bras could be complete without mentioning Victoria's Secret. Their Gel Bra and the Very Sexy Bra are extremely popular for them and account for a lot of their sales. Not only are these super comfortable but they are also extremely durable in addition to being incredibly sexy.

Other noteworthy bras include those from Wacoal and Nu Bra. Wacoal tends to offer more utilitarian styles than sexy ones but they are a very good choice for especially for larger busted women as well as women who are larger in general as they have a wide range of cup sizes and support levels. The Divine Body Bra from Nu Bra is one that is excellent for enhancing one's bust size and features no straps.

San Franciscos Monaco Hotel A Bay City Luxury Retreat

Enter a luxury cruise liner . . . in a major metropolitan area?

Enter a luxury cruise liner . . . in a major metropolitan area?

When you check in at the Hotel Monaco in San Francisco, it's like boarding an intimate cruise ship of the early 1900s and stepping back to the heady days of Hemingway and Christie. Get a good look at the registration desk it's built to look like an ocean steamer trunk.

Then take a quick stroll to the right, past the elevators into the elegant sitting room. Fanciful furnishings, high-backed sofas, and a crackling fire all make for intimate spaces for private conversations. Join your fellow guests in the other sitting room just past the old marble grand staircase for wine and cheese in the afternoons. There you can have your tarot cards read and get a neck and back massage. The decorations evoke the days of elegant travel. The art deco flavor and high ceilings made us feel like we were giant pieces in a grand Monopoly game.

We loved the dcor of our room French, fun, and boy-oh-boy were the fabrics expensive and fine. So nice, in fact, that if you smoke in your room, the hotel charges an extra $250 cleaning charge. Like all San Francisco hotels built at this time, the Hotel Monaco has smaller rooms than you might expect from a modern luxury hotel. But dont be fooled; this room makes the most of the space a period armoir holds the TV and mini-bar, and a huge circular mirror gives the room lots of light.

The foundation of any hotel's success is in their beds . . . really! If you don't get a good night's sleep, how great can a hotel be? You'll find the Hotel Monacos sheets and bedding an inviting way to recover from a day of walking through what locals call The City. Dreamy pillow top covers, down pillows and romantic canopies may make you want to stay in. Luckily, the Grande Caf, attached to the hotel has mouth-watering room service. Be sure to order the omelet and wine, which comes with a small green salad, perfect for the lighter appetite.

The bathroom more than met our needs with Aveda products and Frette bathrobes. There is also complimentary high-speed Internet access, coffee service, newspaper, and all the other goodies you expect from a luxury hotel. Plus one more The Hotel Monaco has teamed up with Yoga Magazine to give you a little workout in your room. Just ring up the front desk, and they will bring you a complimentary yoga package with a yoga mat, strap, block, and instructions. You do the workout with an instructor on the TV.

PETS ARE WELCOME

Although we left our pets at home, the Hotel Monaco can take care of your four-legged friends in style, taking the term pet-friendly to a new level. The Bone-A-Petit package features bottled water, a dog bowl, Good Dog towels, top quality chew toys, gourmet dog cookies, Hotel Monaco's temporary dog tags, and clean up bags. You can also request Lassie, Babe, and Dr. Doolittle videos from their front desk. We didnt get a chance to see if they offered doggie yoga.

Additionally, the hotel offers Guppy Love, a complimentary goldfish along with fish toys to keep you company during your stay. The housekeeping staff feeds and takes care of the goldfish - all you need to do is enjoy.

HEART OF THE THEATER DISTRICT

The Hotel Monaco sits in the heart of the theater district on Geary Street, just off the famous Union Square. From the hotel, you can walk in just minutes to all of San Francisco's most famous theaters: Orpheum Theater (which is currently showing The Lion King, the American Conservatory Theater, Curran Theater (where Phatom of the Opera played to packed houses for years), Post Street Theatre, Theatre on the Square, and Yerba Buena Center for the Arts.

DINING IN PLEASURE

When we told a friend, who is a wine collector and hedonist extraordinaire, that we were staying at the Hotel Monaco, he asked excitedly, You're eating at the Grand Caf then, right? I'll join you. The restaurant is connected to the hotel by a large, ornate doorway, but the businesses are two different entities. The Grande Caf bills itself as a FrenchCalifornia brasserie featuring contemporary French cuisine influenced by earthy seasonal flavors and wonderful local ingredients. The menu's diverse array of fresh seafood, roasted meats, and theatrical desserts satisfies

We all know that women have been wearing bras for years. Maybe it's because society feels that breasts look better being supported or maybe women feel more comfortable with breasts that are high and perky. Other women feel that bras are not necessary and never wear a bra.

Budgeting Ideas For Mother And Baby

The good news is that there are ways to effectively budget and save that can greatly reduce these costs. You will find with smart shopping and good planning, you can still provide everything that your child needs while saving a great deal of money in the process. Here are some cost-saving tips that are sure to take some of the strain off of your bank account:

Dont feel that you need to buy everything at once. Your baby will not need to much more than an infant car seat, a safe place to sleep, diapers, and a few changes of clothing for the first few weeks.

Consider breastfeeding. You can save considerably if you dont have to buy formula and bottles.

Buy nappies on sale and in bulk, or better yet, buy a few dozen reusable cloth nappies that can be worn and washed over and over.

Dont be embarrassed to accept hand me downs from friends and family or shop in resale stores. You might be surprised to find that much of the clothing and toys have hardly been used at all.

Dont always assume that the more expensive items are better quality. Ask a trusted family member or friend who has small children what brands they like and use.

Shop the end-of-season sales for baby clothing and stock up on sizes that youll need for next season.

Water Balloons

This is a great activity for children, teenagers and even parents to do together. Buy a bag of water balloons and fill as many as you can. Place in plastic buckets or washing up bowls. Small children will need help. After everyone has an equal amount of wobbly, jiggly balloons, go into the garden and let the water fight begin! Hosepipes and water guns are not allowed. Wearing funny goggles, bathing caps, snorkels and NOT changing into bathing costumes makes it even more fun. The more spontaneous the better. Simple safety rules should be laid down first i.e., no running in the house, balloons must not be aimed at chest or head etc., Everyone will be laughing and having a great time, especially if grownups get involved. Afterwards, the children can go on a treasure hunt to see who can collect the most pieces of broken balloons in the garden - we don't want birds, dogs or cats to choke on any bits of rubber left in the garden.

If you have internet access log on to large coach company websites to find special deals: on one its possible to pre-book to any destination for ?1 each way per person. You have to be specific about times outward/return etc. This is a cheap way of introducing your children to different cities and having fun. Do your homework on your chosen destination and find out free venues and events. Pack a lunch and get discovering!!

Save up your vouchers from supermarket point systems and exchange them for days out tokens. This is a cheap way of affording expensive days out at theme parks as the vouchers are often worth more than their money equivalent.

Evaluate how much youll be spending for childcare if you are returning to work. You may just find that its less expensive to stay at home with your child.

Explore options to work from home to eliminate childcare costs.

Begin a higher education savings plan early on and contribute to it on a regular basis.

Double Baby Jogging Stroller

One drawback that many women face when they have children is weight gain. It's an inevitable part of becoming pregnant and for a lot of women, the extra pounds stick around long after the baby is born. Getting back to working-out can be a challenge, especially if you dont have someone who can watch your children for you. With a double baby jogging stroller you can simply take the kids with you. They get to enjoy the view while you get to enjoy a nice, brisk jog.

The age of your children will be one of the factors you'll want to carefully consider before choosing a model. Some double jogger strollers are fashioned so the children sit next to one another, while others accommodate two children, one behind the other.

If your kids are the same age, the side-by-side design might be most appropriate. This allows the children the chance to interact and it also distributes the weight very evenly. Many people who have twins decide to purchase this type of double baby jogging stroller. They are designed to accommodate children from birth through five years of age, so you can expect to get lots of use out of them.

A traditional tandem stroller is often a better choice if your children are a couple of years apart in age. The older child can sit in the front of the double baby jogging stroller while the back is best suited for a baby. In some double jogger strollers, the back seat can even be reclined so that a small baby can be placed flat for comfort.

Many moms and dads who use these as part of their work-out routine look for a model that can hold a few essentials including water bottles, snacks for the kids and a cell phone. A double baby jogging stroller with a pouch in the back is a great choice. Some even come equipped with a special holder designed for either a water bottle or a baby's bottle.

Long jogs will obviously require some extras including items for changing a baby or toddler. If this is a consideration for you, a double baby jogging stroller with a basket underneath that can accommodate these things will work well. As the children grow you can use this space for snacks, sunscreen and picture books.

There's no reason for a parent to not get out and walk or run, even if they have small children to tend to. The fresh air will be good for everyone and you'll love getting in shape while sharing time with your kids.

FAQ #3 from Media Real Estate

Real estate bubble talk seems to be the most prevalent question I'm asked by the national media, be it print, online, or TV. The problem is that the market national real estate is comprised of thousands of micro-markets and making a sweeping generalization about the status of residential real estate in the United States doesn't serve anyone. After all would these journalists want their own home price deflated based on some broad market hype? I don't think so. Here are some common questions with my response.

Is it a buyers market?

Nash: Buyers have more weight in the market then they have had in the last five years, but the market is balanced and doesn't favor either buyers or sellers.

Do you think there is excess inventory of unsold homes?

Nash: The supply of resale homes is certainly up and the number of new construction condos is staggering. Most markets have been vacillating between warm and cool in 2006, so I am waiting for the prospect of pent-up buyer demand to turn into sales before making any forecasts, which everyone is waiting for. It's not easy to read the market at this point in time.

What about 2007?

2007 should be a consistent year sales wise for real estate. People have to remember that housing is also shelter and does not exactly mirror the stock market. People need to live somewhere. Consumer confidence is on the rise, and with energy prices falling, home buyers that have stayed on the sidelines, should make a purchase in 2007.

What about the new Option ARM mortgages?

These mortgages are not so new, but being peddled today to home buyers that probably are over-borrowing if they need an Option ARM. Consumers should know that these loans include negative amortization, which is not in their short or long term financial interest.

Are incentives going to motivate buyers to sign contracts?

Nash: In new construction they are quite common, and do motivate buyers, but many buyers have told me for years that they feel incentives are factored into sales prices, or that prices are raised to include the price of the incentive. In existing homes, incentives are trying to break in to the process, but are being met by buyers with resistance. Most buyers want to cut to the chase and get the lowest price. One exception is flat-screen televisions, they can entice many buyers, especially men.

Seller concessions on resale homes appear to be the buzzword for 2006.

Nash: We are seeing home sellers be much more flexible in 2006 on repairing or crediting buyers for inspection issues. Also they are more likely to help with closing costs. But, they are not giving much on price.

When is your annual report on What's In, What's Out with Homebuyers in 2007 released?

Nash: The second week of December. It has some interesting new trends that are the result of the correcting market in 2006.

How can home buyers, sellers or real estate agents participate in the survey that is part of the report?

Nash: They can visit my website: http://www.1001realestatetips.com, click on For Agents and register.

Finding Your Favorite Adventure Games

For a greater part of the 1980's adventure games have been popular as compared to other types of games. An adventure game is a type of video game that involves puzzle-solving as well as exploration with and some of interaction with the game characters. Narration tends to be the focus and as a result most adventure games tend to be single-player as a multi-player mode will remove the story-based aspect of it.

Most adventure games come in the form of computer games although it's possible to find console-based versions these days. So what makes an adventure game what it is? Well, one of the common features of adventure games is fetch-quests theme where in order to progress, the player has to help a character in order to gain an important item or information. For instance, in a typical scenario where a player needs healing, he may be required to obtain a plant or the ingredients needed to make the magic healing potion. In these cases, the player often has to perform acts of benevolence or selflessness - such as freeing prisoners, animals - in order to locate of gain the reward of these ingredients. There are times they have to distract some characters in order to steal their price.

Another feature is to trap players in a dead end or a seemingly impossible place to escape from forcing the player to employ drastic measures in order to get out of the trap or find a means (sometimes an artefact or a key) to free themselves. These unwinnable games where the player met a dead-end were usually left unfinished unless he was able to return to the original position. A well-known example of this is Return to Zork.

Although, adventure games were very popular in the 1980's, this popularity quickly declined in the early 90's when the Action games became the age. As a result it was not financially sound to create and market them when people had no interest. The advent of console game platforms and MMORPG has not helped either. Nevertheless popular adventure games like Syberia and Syberia II have been published both for the PC and Xbox. In addition, Nintendo DS released of Trace Memory and Phoenix Wright: Ace Attorney in 2005 and Hotel Dusk: Room 215 in 2006.

The latest development is that free online adventure games can now obtained on premium internet portals without the need for download or plug-in. Many game lovers are now turning their attention to the internet not just for playing games but for socializing as well. Perhaps this is the new way in which adventure games will be played.

Candy Makes Recognition Events Sweeter

Andy Warhol may have been correct when he said everyone would get to be famous for 15 minutes. Or at least he was close. It seems that almost every professional, volunteer, teacher, healthcare worker, librarian or basic employee has a special day or week when they get recognized for their contributions to their organization, community or country.

While compensation is always appreciated, a pat on the back is often just as important. Throwing a party, luncheon or dinner to recognize individuals who have gone above and beyond the call of duty is appreciated and it builds morale.

So what kind of party should you throw. Should you buy balloons and streamers? Serve pizza and ice cream? Sure. The more fun the better - it's a happy occasion!

Speaking of fun, what's more fun then candy? Chocolate bars, lollipops, mints and cookies make tasteful and tasty treats that make your celebration even more festive. Do you know that you can get candy and chocolate treats with special messages to honor your staff? There are specially engraved and wrapped chocolate bars, lollipops with imprinted sticks, shaped chocolates and much more.

So many important recognition events will be here in the coming months such as National Volunteer Week, Teacher Appreciation Week, Nurses Week, EMS Week, Safety Month and Nursing Home Week. And many companies have their own special employee appreciation events. Decorate your celebration event with delicious chocolates and candies and watch the smiles.

Visit Celebration Candy to learn more about recognition candy and gifts.

Residential Metal Buildings

There are many different building options out there, but residential metal buildings offer more benefits than traditional wooden structures. Metal buildings are sturdy and can handle weather and environmental extremes. They are also more cost effective and are often portable. Residential metal buildings include sheds, additions, porches, decks, garages, extra storage, and homes.

If you have a construction project in mind, you may want to do a comparison between hiring a builder who uses traditional methods (wood), using metal buildings, or constructing the building yourself (using wood). Factors to consider are time needed, cost of materials, or what the builder will charge. Get multiple quotes from different builders and also companies who specialize in metal buildings. What you will probably find is that residential metal buildings are probably the most cost effective and easiest to construct.

Once you decide to purchase a metal or steel building for your project, keep in mind that there are so many companies out there, it can seem overwhelming to choose one. Decide which designs are best suited to your needs and which products you desire. Keep in mind that some companies specialize in certain products and others generalize. Call several companies and ask for catalogs and prices before you make a decision.

There are other things to consider. You may need to borrow money so ask your financial advisor how to best pay for your residential metal buildings. You will also need to figure out if you are going to install the building yourself from a kit or hire the company to do it.

Once you make all the necessary decisions, it won?t be long before the entire structure is built. After confirming that there are no defects in the product, you can begin using it for storage or move all your furniture into the room. Residential metal buildings are certainly a wonderful building option, and you will probably find that there is not much difference in quality of living between them and wooden buildings.

Metal Buildings provides detailed information on Metal Buildings, Metal Storage Buildings, Metal Building Kits, Commercial Metal Buildings and more. Metal Buildings is affiliated with Pre-Fabricated Steel Buildings .

Dog Aggression And Genetics... Plus Housebreaking A Poodle

Dear Adam:

I purchased and read your book and it as helped me immensely in a number of areas.

[To read more about the book he's referring to, please see: http://www.dogproblems.com/newvideos.htm

However there is one problem I am having with my 5 month-old Standard Poodle: I realize he is still a pup and I may be jumping the gun but I did want to check it out to make sure I am doing everything correctly. I realize dogs are different and go at their own pace, but this is unusual for me since normally I would have my dog housebroken by now. FYI he has responded well to the other training tips in your book and is well on his way to being a well trained dog. Thanks for your help.

From the day we brought him home at 9 weeks, we have been feeding him on a schedule and taking him out of the same door to his spot in a dog run. Our house has a doggie door that leads outside. Once outside we give him his command to eliminate- he goes and we praise him. He will consistently go out there once he is there and I am sure he knows this is his place to eliminate.

However he will not go outside on his own. He has had a couple accidents in the house- both when I was away and my daughter was watching him and I know that sets us back. However we have been consistent otherwise from July until now. Here are my questions:

1. How do we get him to go outside on his own? (when we take him out, he waits for us to go out first and will not go through the doggie door on his own)

[Adam responds: Just be consistent. At 5 months of age, the dog is too young to expect him to start going out on his own. I take a dog out at regular intervals until he is at least 1 year-old.

2. How do we get him to go on command when we are outside?

[Adam responds: Just like I mention in the book, repeat the phrase, Get busy, every time you go out to the elimination area, and continue saying it, as he eliminates. However, the dog (obviously) is not a robot, so we cannot expect him to eliminate on command as such every time. The most important piece of the puzzle is that the dog receives a negative association every time he tries to eliminate in the house.

3. How do we get him to go on different surfaces?

[Adam replies: I'm not sure why it would be so important to each the dog this, but you basically need to figure out when the dog needs to eliminate, and then take him to the area repeatedly until he does. But for housebreaking, I recommend you only use one area. Keep it simple for the dog: This is where I eliminate, and everywhere else, I don't. He'll figure out on his own, for example, when you travel... that it's okay to eliminate outside as long as it's on the grass.

4. How do you know when he is housebroken- just let him go and watch him? (I do not want to allow him another accident- that would set us back again)

[Adam responds: Accidents don't set you back. They are just more learning experiences and opportunities for the dog. What sets you back is not attaching the desired association with said behavior.

5. Would electronic training collars be helpful or harmful in housebreaking?

[Adam replies: Definitely not. You've got a puppy. He's still young. Be patient and be consistent.

Thanks again for your help and I will await your response.

Alfred

Dear Adam:

I know you probably get a ton of e-mails from people needing help but I hope you have time for this because I have tried to follow the videos and information as closely as possible to not ask a question you have already answered.

[To read more about the videos he's referring to, please see: http://www.dogproblems.com/newvideos.htm

I have been working with my girlfriends 30lb mix bread female dog (2 1/2 years old) for about 4 months now. Gabby has problems with aggression towards people and other dogs. She can one minute be fine with a person and the next minute go crazy snarling and biting (but she has never actually got a hold of anyone).

The dog fights are the same one minute fine the next attacking but never really drawn blood. Some of these incidents might be attributed to situational things like food or toys but put in the same situation 10 times - the reaction may only happen 1 out of 10 and sometimes the reaction happens with nothing causing it that I can tell. There is plenty more as far as detail into these events that I can go into if you need it.

We have seen improvement since starting Gabby on the loose leash training and the down stay training. The structured discipline has helped as well as setting the tone for who is in charge. But sometimes I just feel like she is totally void of knowing what is going on - it's like a switch is flipped and no amount of correction can bring her out. In addition she never seems to relax - almost like she is always afraid or needs to know everything going on - hence we hardly ever get to relax.

Like I said I am seeing improvement but it is slow going 4 months now of strict discipline is wearing on everyone and the results aren't exactly as good as I hoped. I totally believe in your training methods - I'm not questioning that - but my question for you - is it possible to have a dog that can't be trained out of aggression or does it just take a really long time?

Thank you for any and all suggestions you might have.

Phil

Dear Phil:

Thank you for the e-mail.

First, I get the impression that you're letting this dog interact and play with other dogs. This is a big o-no.

As for your question about aggression: With some dogs, aggression can be controlled but never eliminated. A lot also has to do with the temperament mix of owner and dog.

But there are always triggers.

For a dog like you've described, I would recommend using an electronic remote collar. The correction can be matched exactly to the dog's temperament, you don't need to be at all physical with the dog, and the texture/sensation of the correction tends to be more strange feeling to the dog--which creates a reak in her state. However, since it's an aggression issue--and sounds like a pretty serious one--I'm going to recommend that you work with a professional instead of trying to use the e-collar by yourself, as there is a greater possibility that you may be misreading the situation. (And I can't tell by e-mail). So, I'd prefer to error on the safe side and recommend professional supervision. Although it may take some searching to find someone who is competent.

Just remember: As long as the options for the dog are clear, the dog will not continue to do a behavior that has a negative association linked to it. When you teach her that it's a lot easier to stay calm and get the praise than it is to be aggressive and receive a negative association--you're on the path to recovery.

As for her never feeing relaxed: This is one of the problems with adopting a mix-breed from unknown genetic stock and unknown puppy imprinting. If she has poor nerves, you can use the obedience exercises to make her more tranquil, but you'll never overcome her genetics.

That's all for now, folks!

How Affordable Is Really Affordable?

You?ve found your dream home and can?t believe the price! You?ve never been so lucky. So, how can you make sure your affordable dream home truly is affordable? First, make certain you?ve viewed several properties in the area and compare the pricing. It?s hard to know if you have selected an affordable home if you?ve only viewed one property in that area. After you?ve viewed several properties, then you can assess whether or not the home you?ve selected is in a comparable market price range.

Also, consider checking with your local property assessor?s office or tax assessor in order to compare market values of these homes. Secondly, make sure you?re not paying for decoration. Imagine the home or property completely bare. Would it still be worth the price you?re paying if all of the fancy decorations were taken down? Be sure you?re not paying for ?window dressing? that will be gone the moment you sign the closing papers. Imagine the home decorated the way you envision and you?ll know whether or not it?s suited to you.

Lastly, inspect, inspect, and when you?re finished with that, inspect some more. Most homes have records available at the local courthouse or property assessor?s office. It?s important to make sure you?re not purchasing a home in a flood-zone or on an earthquake fault. Also, the housing authorities sometimes keep records on things such as termites and other housing damages. Once the house passes these tests, turn that key and enjoy your new and affordable home.

5 Ways To Jump Start Your Morning

I'm not a morning person. I'm lucky to know my name, much less bounce out ready to face Denise Austin's morning workout. Not this girl. So I decided to stop fighting it, and start working with it. As the decorators say, if you can't hide it, paint it red.

So that means that I need to take care of some things the night before in order to start my day off in a calm, collected way. If you're not much of a morning person either, try these ideas, and see if they help your morning go a little smoother too.

1. Think about Breakfast: Get a jump start on your morning by setting the breakfast table the night before. Borrow this idea from restaurants (and especially if you have kids), set out bowls or plates, silverware, and even the cold cereal, protein bars, fruit, anything that you can for the first meal. If you're a hot meal breakfast family, a crock-pot set up the night before works well. In my house, we even use paper plates and throw-away forks.just makes clean up that much easier.

2. Think about Lunch: If you're making several lunches -or even only one - put each person's preferred lunch food into their own personalized small plastic basket in the refrigerator -- things like juice, soda, fruit, chicken nuggets and veggies (already divided into individual baggies), or anything prepackaged. I even stash the Peanut Butter and Bread right in the same section, so I don't have to hunt for it to make a sandwich. Other things like chips or cookies (again either prepackaged or already divided into individual baggies) are set up on the kitchen counter next to each person's lunchbox. Packing it up is a snap.

3. Think about Dinner: If you're the cook, plan the night before what will be for dinner the next day. Collect all ingredients, place them in one spot on the kitchen cabinet, or in a special part of the refrigerator. If you're going out, picking up, or ordering out, make that a Family Decision the night before. No what's for supper surprises.

4. Think about Wardrobe: Now I am the type who dresses according to how I feel when I get up.dressy, funky, comfortable. So each night, I make sure I put together 2 or 3 outfits, and hang them out on the front of the closet. (Tip: Never have anything hanging in your Main Closet that needs cleaning, needs repair, or doesn't fit). That way, I still have a choice, but don't have to destroy my closet - and my sanity - trying to find something to wear each day. This works for kids, and husbands, too. Some people don't mind deciding the night before, so you might just have one outfit ready, but if you're a little on the kooky side like me, give yourself some breathing room.

5. Think about Leaving: The house, that is. Similar to what you have set up for each person in the house for lunch fixings, also have baskets located strategically for going out the door. These baskets should hold ONLY stuff that you need for the next day -- keys, school stuff, dry cleaning, errands lists, cell phone, store returns, etc. Anything that is going out the door the next morning should be in that person's basket before they go to bed. (TIP: The asket might be backpacks for the kids and might hang on the back of kitchen chairs.). No last minute searches for the video to return, or writing a note to the teacher. It's all ready and waiting for you to just pick up and GO.

Now -- Think about all that EXTRA SLEEP you'll get!

Don't try to do it all at once. Implement one step at a time. After you get this system in place, all 5 steps should take you less than 15 minutes in the evening - and save you loads of time in the morning. And you'll go to sleep knowing that your morning is going to be calm, pleasant, and organized.

How Do Restrictive Covenants Affect the Buyers of Homes for Sale?

Restrictive covenants (also called deed covenants) have been affecting buyers of real estate for as long as property has been transferring ownership. Such covenants are a condition of sale for real property, placed on the buyer by the seller or passed on from previous owners. By purchasing the property, the buyer agrees to abide by these restrictions on the use of the property.

Restrictive covenants are especially important to buyers of homes for sale; since they, like zoning laws, restrict how you may use your own property. Where city officials enforce public zoning laws, private parties enforce restrictive covenants ? generally a homeowners association or individuals who are affected by violations.

Restrictive homes for sale covenants protect the value of the home, itself, as well as the properties surrounding it. Some homes for sale covenants protect the people who live in close proximity to the property, such as other condominium or townhouse owners.

In earlier and not so charitable times, such covenants restricted to whom you could sell your home. Upscale areas of a city wanted to keep their neighborhoods free of particular races or ethnic groups. In the ?50s and ?60s, such covenants were deemed unconstitutional by the 5th and 14th Amendments to the U.S. Constitution, as well as unlawful by federal and state statutes.

Now, such homes for sale covenants are imposed to maintain a certain character and appearance of the neighborhood. Some examples are not being able to erect a chain link fence around your home, satellite dishes must be out-of-sight (a hard thing to do, if they are to function properly), you cannot park recreational vehicles at your home, or you cannot pitch a tent in your backyard for your children. Some homes for sale covenants are very restrictive ? for example, you cannot leave your trashcan in the street for more than one hour after trash pickup. Some homes for sale covenants dictate the maximum length of your grass or the exterior color of your home. Some control such mundane things as what type of pet you can own (if any), and during which hours of the day you can vacuum your carpets.

Violations of homes for sale covenants have serious consequences. You may be fined for most offenses; however, costly lawsuits have occurred from unresolved violations.

It is not the seller?s responsibility to alert a buyer to restrictive covenants on homes for sale. The restrictive covenants generally are on file with the county in which the homes for sale is located. During the purchase process, a title search or abstract update should expose and highlight any covenants for the buyer and his/her real estate attorney to review before the purchase of the homes for sale.

Unfortunately, this process does not occur until after a homes for sale buyer has made an offer. That means a buyer always should check for restrictive covenants BEFORE making an offer on a homes for sale, or AT LEAST make the offer subject to review and acceptance of all covenants.

Player Profile: Hoyt Corkins

Hoyt Corkins is one of the more colorful professional Poker players, known as much for his aggressive (all-in) playing style as his signature black cowboy hat and dark glasses.

His professionalism, however, is in contrast with his Poker playing. At the table, he is soft spoken and well mannered, belying the nicknames bestowed upon him by fellow players: Mr. All-In, Nightmare and Cowboy.

Corkins' ake no prisoners playing style backed by skill and cunning brought Hoyt his first Poker Championship in 1992 at the World Series of Poker (WSOP) tournament along with $96,000 and his first bracelet.

His second major Poker coup did not occur until 2003 when Corkins took home a healthy $1,089,200 winning the World Poker Tour (WPT) at Foxwoods. In 2004, Hoyt Corkins finished just behind winner Gus Hansen in the WPT at Pokerstars.com Caribbean Adventure. His consolation prize was a mere $290,065.

One of the major Poker champions, Corkins was a small town boy raised in rural Glenwood, Alabama. Although his roots are in Alabama and he still maintains a home there, Corkins also has a home in Las Vegas (where else?) so that he can be close to the action and the game that has brought him fame and monetary success.

You might say Hoyt was born go the game since his father hosted cash card games every week and seeing his son's obvious interest in the game, taught him the fundamentals of Poker. Those lessons and Hoyt's natural talents have led the Alabama Boy to winnings (as of 2006) of over two million dollars in live Poker Tournaments.

It was in 2005 as well that Corkins won a second place prize of $325,000 in the WSOP Tournament of Champions Free Roll - the winner being Mike The Mouth Matusow.

Corkins has been in the money in Tournament competition seven times but it looked like he had given up Poker altogether when after a successful year in 1992, he disappeared from the Poker scene for no less than eleven years due to the emotional upheaval of a divorce.

Hoyt Corkins came back with a vengeance in 2003, a new man with a new fianc? (Natalie) and won what was at that time a record breaking prize of $1,089,200 at Foxwoods.

When away from the Poker tables and Tournaments, Hoyt resides in Alabama where he has a ranch with sixty head of cattle.

Buy to Let in France

What is a buy to let in France?

The buy to let scheme in France is where a property is bought and then leased to a property management company. The property management company then finds a tenant, maintains the property. In short looks after the purchaser?s interests and makes sure the property is occupied by a paying lodger.

Unlike with a leaseback, a buy to let property is not let to holiday makers and so ?downtime? is limited. Other advantages are that there is no furniture to buy, the property is let unfurnished and the terms, when compared to a leaseback, are more flexible. For example it is possible to break the contract with the management company at anytime.

How long is the lease period?
Normally there is a three year lease period. During this time, as with any property you will not have access to the residence for personal use.

What is the rate of return?
The average gross return is between 4-5% before costs on any extra guarantees. This of course can very from region to region.

When can the property be sold?
As with all property, a buy to let can be sold at any time. If there is a lodger, the chances are that full market value for the property will not be achieved.

For more information on buy to let in France, including property listings see www.myinvestmentinfrance.com My Investment in France is a fully licensed Paris based English speaking real estate agency. Buying The Right Child Car Seat For Your Kid

The biggest obstacle most parents, or parents to be, will run up against when deciding on a car seat is the fact that there are so many different ones to choose from. Car seats are sold by a wide range of manufactures and within many different price ranges. The variety of choice is so great it can leave parents mind numbingly lost and unable to make a decision.

However, by breaking the problem down and simplifying it, the purchase of a car seat becomes a task that is not as difficult as it may seem when you walk into a store and stand on an aisle that appears to have an infinite amount of choices.

Clearing up the Confusion

Child car seats are divided into categories, or stages, as most manufacturers refer to them. The stages are as follows:

Stage 1: Groups 0 & 0+
Stage 2: Group 1
Stage 3: Group 2
Stage 4: Group 3

Be aware when you are shopping that some car seats can be converted to keep pace with your child as he/she grows, so you may see some seats with packaging that specifies the seat fits within all of the stages or groups.

Rear-Facing Car Seat

This type of car seat applies to children who would fall under Group 0. Generally, this type of car seat is for children who way less than 22 pounds (generally children ages 6 to 12 months). Group 0+ would also fit into this type of car seat. Group 0+ describes children who weigh between 22 and 29 pounds (generally children ages 12 to 15 months).

This type of car seat can be placed in the front or back seat of a vehicle; however, most safety experts suggest placing it in the back seat, especially if your vehicle has a passenger side airbag. The impact of the airbag against the car seat can seriously injure, or even kill a child.

The upside of rear-facing car seats is that they offer excellent protection of the head, neck and spine of infants. In fact, many experts suggest that parents place their children in rear-facing car seats for as long as possible, only switching them to forward facing car seats once their children fully outgrow the weight limitations of the seat, or their head rests higher than the top of it.

Forward-facing Car Seat

This type of car seat is for children who fit into the rest of the groups mentioned above, and which vary amongst size, height and weight of children. Generally, children in these categories weigh between 20 to 40 pounds (generally children ages 9 months to 4 years old).

Similar to rear-facing seats, this type of seat can be placed in either the front or back seat of a vehicle; however, again, placing the seat in the back is best, especially if you have a passenger side airbag.

Children vary in all sizes and weights during this age period, which is why parents may need to purchase a booster cushion or booster seat, and maybe even a harness to create a better fit for their child in the seat.

If this happens to be the case, then it is important parents make sure they properly fasten and adjust the child?s seatbelt. If a parent is unsure, there are many police stations whose officers are usually more than happy to demonstrate the correct way. The general rule though, is to make sure the seat belt is tight, and the lap belt is positioned over the pelvic area of the child, not the stomach. The diagonal strap should rest on the child?s shoulder, not their neck.

Once the child grows to big for the seat (weighs more than the seat is rated for or their head rests above the top of the seat) he/she is ready to graduate to sitting in the vehicle without the car seat; however the child should still sit in the back seat until they grow older.

As a parent, it goes without saying that your child?s safety comes first and foremost. By keeping this in mind and doing a thorough amount of research into pricing and availability of car seats, you will be able to make the right decision.

What's the Proper Rate for Weight Training?

In all honesty, in depends. There are various factors can influence how frequently you should work out with weights and they all interact with each other.

To analyze what would work best for your particular method of weight training, the factors you should keep in mind include the following components.

1. The Training Volume

2. The intensity at which you train

3. Nutrition

4. How much time you give the muscles to recover

5. The size of the body parts in question.

6. The type of training that you do

In all honesty, this will be all the more applicable to training with free weights, however if the bulk of your exercises are more on using body weight exercises such as doing Pull-ups, push-ups, dips, burpees, running etc then I must inform you that some schools of thought make a point that seems worth the consideration.

Pound for pound, primates in the wild, soldier in the military and most inhabitants of so-called 3rd world countries (and I've been around both!) are extremely stronger and healthier individuals and it's quite obvious that they do extreme amounts of exercise (with all the work, branchiation , and survival).

So, if you do want to exercise almost every day or give some variety to you weight training routine, or are in the situation where you don?t access to your bars of steel, then you could just add some calisthenics for use.

Some people say that Bruce Lee, Boxing legend-Ali and most boxers in general hardly ever use free weights, so that?s food for thought.

But that is not to disregard weight training, obviously it works for the numerous cats in the gyms who use them right?

So, equip yourself with this information to making your weight training more effective, efficient and most of all...fun.

How to Find a One Percent Real Estate Broker

Real estate brokers operate all across the United States. Some individuals operate on a national level, but most operate on a local level. If you live in or around the Los Angeles area, it is likely that you would seek assistance with selling your home from a real estate broker.

If you haven?t already selected a real estate broker, how do you intend on finding one? There are a large number of individuals who select the first real estate agent that they come across. This is a costly mistake that many homeowners make. If you want to profit from the sale of your home, you are encouraged not to make the same mistake.

When selecting a Los Angeles real estate agent, there are a number of factors that you should consider. One of those factors should be the agent fees. In the Los Angeles area, there are a number of different real estate agents. These agents are all likely to charge different fees. Most real estate brokers base their fees on the sale of your home. This fee is often a preset commission percentage.

As previously mentioned, real estate brokers are all likely to charge different fees. Each commission percentage is likely to vary. The amount of commission a broker will receive will have a significant impact on the amount of money that you profit from the sale of your home. In the Los Angeles area it is possible to find a one percent real estate broker.

A one percent real estate broker is an individual who assists homeowners and only charges them one percent commission. In the United States, it is often difficult to find a one percent real estate broker. This is because most real estate agents charge a higher commission. If you are interested in finding a one percent real estate broker in the Los Angeles area, you have a number of ways to do so. You can begin by using the internet to your advantage.

There are a large number of online resources devoted to providing internet users with valuable real estate information. These online websites may include real estate directories, business directories, or online phone books. By searching these directories, you could find the contact information of a large number of area real estate agents. To determine whether or not a real estate broker can be classified as a one percent real estate broker, you may have to contact them directly.

If you are able to find a real estate broker?s online website, you may be able to determine immediately whether or not they are a one percent real estate broker. Even if you determine that a particular broker is a one percent broker, you are still encouraged to meet with them directly. In addition to finding a real estate broker based on their fees, it is also important to determine their level of experience and their training. This should be done in a face-to-face meeting.

If you are interested in finding a one percent real estate broker, you are encouraged to get started today. Until you find that broker, you are advised against signing any legal contracts that bind you to a broker or an agent that charges more than one percent.

New Housing and Planning Delivery Grant

As the report came that Ministers have formally begun consultations on a new housing and planning delivery grant (HPDG) in line with the recommendations suggested by the Barker review of housing supply the prices seem to be roaring in Sussex Farmland.

The news came when Farmland in Sussex are being sold by different Land Investment Companies and the government has already made it clear that this funding would be in addition to local infrastructure investment, give local authorities the flexibility to invest in their area and allow them to keep additional council tax receipts for new homes. Sussex Farmland is known for its closeness to nature and old buildings.

Seeing this the prices of the Sussex Farmlands are set to go higher and this leaves the investors with a dilemma of whether to invest in more plots of land, sell it or hold the piece of land so as to gain maximum.

A consultation document just published by the Department for Communities and Local Government (DCLG) said the measure should:

- Strengthen the incentive for local authorities to respond to local housing pressures.

- Support increased housing delivery to meet local needs.

- Encourage local authorities to become very actively involved in the delivery of new housing.

- Return the benefits of growth to the community through new funding streams.

- Incentivise efficient and effective planning procedures.

The government's aim is that the housing incentive element would be awarded to local planning authorities and urban development corporations (UDCs) and paid starting in 2008 when the existing PDG regime is due to end.

Investigate Surrounding Vacant Land Before Buying

Homebuyers are always looking for an ideal situation with low prices. If you are looking in an area with open land around it, you absolutely must investigate the plans for the area.

You have been out shopping for a home for months and have not found that perfect specimen. One day you come upon a home that meets your needs and fits your price. The home is on a little dead-end street. You are happy with this aspect because you have kids and view the lack of traffic as a positive. You also happen to note there is a big, open field behind the house, but think little of it. Simply put, you are playing with fire.

Assume you go ahead and purchase the home. You move in, get the kids enrolled in school and basically get comfortable in your new home. After a month or so, you are laying in bed at six in the morning when there is suddenly an ungodly racket. You stagger out of bed and notice it coming from the backyard. Walking outside, you are met with an image of bulldozers grading the peaceful field behind you. Congratulations! You have just become a neighbor of a strip mall, Wal-Marts or some other monstrosity.

You may think this never happens, but the exact opposite occurs every day. If there are vacant lots of land around a property you are considering buying, you must investigate them. Are they zoned only for residential use or is commercial zoning available?

If they are approved for commercial use, you need to give some serious thought to whether the property is for you. How will you feel about living next to a business area? How much traffic will it add to your neighborhood? How much noise pollution will there be? What will the commercial development do to the value of the home? These are all questions you must consider and answer.

Finding a property in an area with plenty of open space sounds wonderful. If you investigate the area, you can avoid the situation turning into a nightmare.

Choosing a Home Inspector

One of the most important people you will meet in the purchase of a home is your home inspector. While most people have their homes inspected, many don't really think about the person inspecting the home.

We've heard horror stories of inspectors who miss major defects, skip over major problems or find problems that they can fix for a small fee.

But these aren't reasons not to have your home inspected. They are reasons to look more closely at your home inspector choices.

It is important to make sure that your home inspector is well trained and insured, especially since he or she will help you decide whether or not this investment is a good one for you. Look for the following things in a home inspector:

  • Your inspector should be properly trained in all aspects of home inspection and is up to date in changes in residential construction techniques and systems.
  • The inspector should be certified by a reputable training institute. He or she should test annually, such as required by the National Institue of Building Inspectors.
  • The inspector must have insurance coverage. This includes general liability, worker's compensatio and Errors and Omissions insurance. If you find an inspector that doesn't carry the E and O insurance, it is an indication that the inspector has no formal training or a poor track record in the industry. It is the same as malpractice insurance for doctors.
  • The inspector should be willing to provide a written guarantee to back up his or her inspection findings.
  • An inspector should only be an inspector. You don't ever want to do business with an inspector who is also a contractor. This gives a conflict of interest, an opportunity for repairs made for problems found.
The inspector is very important. You want to make sure that you are doing business with someone reputable. Even if he says he is certified, you must make sure that there is insurance in place. Don't be afraid to ask questions. If the inspector is hauty or doesn't want to answer easily, look for another inspector. After all, this is a major purchase. You want the best people on your team.
